There is no architect signature on S&P drawing and plan,  is this normal?

Interesting Q..

Have u signed? did u check with lawyer?

Found some info that may be of help:

http://www.thestar.com.my/business/busines...-pur/?style=biz

http://www.thestar.com.my/business/busines...ased/?style=biz

Doesn't seem to have a requirement which states architect must sign on the floor plan, just states "approval"/ seal of appropriate authority/stamp on each of the plan

Just feel that they are kind of inexperience having project build in klang valley, perhaps the developer is from kedah, somemore this is joint venture project, lots of coordination need to be closely follow up, if not there will have lots of hiccups....

So how will the lawyer/developer address this? Based on a few spa I have seen, the architect will at least stamp their Co. Name on the drawing. Did you notice anything else out of the ordinary?
I am asking because I have to sign soon as well.

The sales very bad. Many booked units drop out can see from sales chart.

Maintenance fees high, without many good facilities.
too close to office area, weekend will be a dead place if you been here weekend.
High density, need longer time to rent out or subsale
Too many high end condo to compete for small expats market .

I think developer will end up free this free that and give more rebates for later buyers if continue this low sales.

FYI- unless it has some superb facilities / services, 0.4 psf is a bit on the high side.

for your comparison...

Parkview KLCC - 0.35 psf
Hampshire Residence - 0.35 psf
Hampshire Place - 0.35 psf
Regalia - 0.35 psf
Swiss Garden Residences - 0.35 psf
myHabitat - 0.40 psf
Crown Regency - 0.40 psf
Taragon Puteri YKS - 0.40 psf
Marc Residences - 0.40 psf

saw 2-3 weeks ago block C seems to be 80% sold (or booked), left biggest units and a few higher floor small units.
Block B many units available but this block mainly with bigger units and price tag.
Block A was not open or launched yet.
