s-off = security off.. it lets u modified some of the security things on the phone..u can change the cid to supercid and a little bit of other stuff..one thing good about having s-off is having the ability to flash different firmware..
things u can and cannot do regarding s-on/s-off :
1)u can flash any firmware with s-off and supercid..
2)u cannot simply flash firmware if u are not s-off and supercid as it will brick your device.
3)u still can root ur phone without having s-off
things to keep in mind
1)if u are on hboot 1.54 with s-on, then forget about s-off..theres no way to s-off yet till now..
2)if u are on hboot 1.44, i recommend to s-off
recommend u to use revone to s-off
to answer ur question:
1)s-off can be done before or after rooting as long as u are in hboot1.44.
2)rooting might void your warranty, same as having s-off. the beauty of having s-off is u are able to lock your bootloader, flash RUU and completely make ur phone like stock, as if never rooted before..thus no one knows its rooted previously
3)warranty issue is very grey, i sent my rooted phone to htc before due to hardware issue and they still fix for me..^^ that is my experience..
