I agree the main issue is pricing... if it is much cheaper with lower entry cost, i think most t units would be sold out by now.
Remember , this is the only development with RESIDENTIAL title... suits owner occupier.
Just wait for TRX to mature.

Not siding, just the fact that, One Cochlane has the shortest walking distance to Cochlane MRT stn amongst the nearby projects spelt above...

Hi, what is the "length of this wall" marked |???

Con : as you said block the view half ..
Waste the space as can extend further at least 200 sf above and at same time , save your maintenance fees
paying

Pro : It is more personal privacy , the marked wall will block the sound or prevent somebody climbing to your unit..😅
hiding your sun clothes from seeing from outside 👍

It is privacy design concept n normally apply at high end condo ... if not mistaken . Anyway , you can view the scenery from your master bedroom window 😄😬😅

A very old fashioned design. Current thinking is balcony space must be more interesting and capitalize on views. A good architect would have made a more inspiring design.

Not sure the length.
But if dev design it for good intention (need to know the orientation), it should block unpleasant view/scene...

Other than the disadvantages spelt above, one potential pitfall of the wall, is that it could post a pressure difference when wind blows along, causing the shaking of glass of balcony door/window or "sneaking" sound of wind.....

Velo 1 subsale can go to as low as 850psf asking (called and verified with agents myself), why compare 1.2kpsf of the most recent or most expensive in velo??

Investors know that most condos asking prices are below banks valuation but made to understand vr2 bank value is lower than subsale asking prices. perhaps another reason for the non existent subsale market.

Subsale price is at RM850psf, then the seller is selling at a loss. Not logic unless in need of fund.

Please refer to iprop and call and view for yourself. market is not so hot. many owners selling at a loss. if any velo buyer need to liquidate for wtv purpose will surely struggle with almost non existent subsale transaction. heard easy to rent out here but low yield

I think you are referring to subsale prices of the first phase that VP in 2013. What was the net selling price then? 850per sq ft too?

Ermmmm, who is THE prime mover of these 2 projects?

The KL-SIN high speed rail may be cancelled. And the Malaysian terminus end is at Bandar Malaysia, no?

Went for a visit on wesak day, still plenty of units left.
I'll say probably still 80% unsold.
Quite shocked of the number of unsold units despite its prime location near to landmarks like mytown, mrt cochrane and TRX.
Anyone knows why?
