The location is better than Sunway Velocity as it is nearer to Ikea and Mytown.
Unless the price/ft is higher than Sunway Velocity, it is still a very good purchase for own stay.

Hi,
Anyone has any maps which show the route of MRT2: Sg Buloh-Putrajaya.
I'm wandering whether the route of MRT2 just locates beside this apartment.

Hi bro,

If the MRT 2's route is too near to this apartment, it will cause slight vibration to the apartment once the MRT's trains move through the tunnel.
This is the one u need to consider if you want to purchase a unit that is beside the MRT route.

Both MRT 1 and MRT 2 run underneath. Underneath MRT will eliminate the noises cause by the trains. However,MRT underneath bears the same weight with elevated MRT.
Imagine if one train carries 500 people @ 50/kg + the weight of the train, roughly = 25000kg+ per route. As such, if the distance with the apartment is within 200m, it is considered risky.
From the information I got, the distance with the MRT route of 500m could eliminate the risk of vibration.

There is no best house. Every house has its advantages & disadvanges.

That is the risk of vibration for the Sunway Velocity residence. MRT 1 just travels beside the Sunway Velocity to Cheras.

In a separate statement, Boustead deputy chairman and group managing director Tan Sri Lodin Wok Kamaruddin said the land purchase would benefit the group’s property division, moving forward.


He said Boustead’s strong track record in the property development sector would enable it to leverage on this potential.

“Indeed, the group’s property division has successfully completed existing projects within the same vicinity, including the MyTOWN Shopping Centre and the soon-to-be-launched One Cochrane Residences.

“We are confident that the acquisition of this land will enable us to further accelerate our growth strategy for the division in the long run,” he said.

The freehold land has been earmarked for a high-rise residential project, with an expected gross development value of RM1.15bil. The project is expected to be launched in 2019 and completed within the next three years.
Boustead is likely to fund the development through a combination of bank borrowings and internally generated funds.

The land acquisition, which is conditional upon the approval of the relevant state authority, will not have any material effect on Boustead’s earnings for the financial year ending Dec 31, 2017.

However, upon completion of the proposed development, the potential profit contribution is expected to enhance Boustead’s future earnings.

It is cheaper than Sunway Velocity.
BTW, why Sunway Velocity can sell at higher selling price?
What I see is that the location of Cochrane is better than Sunway Velocity.
Is it because of market downturn now?

I think he is right. Looking for the mid or long-term investment, this location is superb with MRT station nearby, not to mention IKEA, Mytown and TRX financing centre.
Just buy if you have money, u won't regret.
