Prices should stay the same, GST doesn't applies on residential units.

My 2sen opinion:
1. Not a very desirable residential neighbourhood. Still untested and unknown
2. At RM950 psf, its not cheap. Neither are the monthly maintenance fees
3. Poor room layout and design
4. Poor investment returns
5. Slow property market

I always find this part of location a bit inconvenient in terms of getting in and out as compared to Velocity. Infra wise not very well done.

Sure I understand this is residential, but since it’s not yet built the building costs would be reduced because the developer won’t need to pay GST on the construction materials?

zero GST baru short three months... i dont think all of the materials required will be bought habis within this three months ba... and most of the materials already kena GST when they first produced...

PUTRAJAYA: The controversial Tun Razak Exchange (TRX) will be continued, according to Finance Minister Lim Guan Eng.

Speaking to the media on Thursday, Lim said the Cabinet has decided to continue the project to recoup all misappropriated funds, repay all borrowings, recover all funding investments and opportunity costs.

Lim also said that the TRX project may make a small profit return, upon completion.

"Yesterday, the Cabinet has met and decided the TRX project shall be completed, with government funding up to RM2.8bil", he said. This was to ensure completion of TRX to a avoid a RM3.51bil compensation.

Lim also added the RM2.8bil ceiling cap amount will be valid until 2024.

“More than RM3bil was misappropriated by 1MDB from the TRX project,” he said. “1MDB had used TRX funds for its loan repayment.

Don't think the controversy is one of the main reasons why it isn't selling fast. Based on a few of the comments before the election, this project is being sold at more than RM 800psf with no rebates whatsoever. Hence the slow take-up rate.

Pretty daring for this developer and it looks like they're targeting higher-income buyers, both local and foreign. hmm.gif

dont think TRX is the reason... i grow up nearby this area... the issue is definitely on their pricing and package... no point buying close city center pricing when its actually still some distance away... indeed its already redevelop alot... but its not exactly stable yet... still cant imagine this area can sell 800 psf and above.... if can sold out then lets see how the subsales perform already... whole jalan cochrane to jalan cheras so many supplies... why choose a 800 per sqft property?

Then, why sunway velocity have been sold 1000 psf for their property even asking price 1200 psf for sub sales .. And, currently sunway velocity 2 open for registration from 618 sf to 1255 sf . Do u think how much psf , they will plan to sell it ? shocking.gif shocking.gif

but only 3 transaction pass through only wor... out of the big numbers of population out there in this Cheras/Maluri stretch...

for new development... must sell higher than phase 1... if not early buyers will ka ka cau cau... can jalan or not... see their luck already....

Are they even trying?!

This has got to be the worst product I've seen in a very long time.

1) Impractical layout
2) Separate car park block at this price point? Ridiculous
3) Near to MyTown/IKEA but cannot cross over - have to go through Cochrane MRT (300m away) to get into MyTOwn underpass via MRT - Could've fund a walk way bridge to IKEA but don't think they care
4) No rebates, nothing - are we in the BBB market?
5) Bare units - nothing provided
6) Front door and balcony railing looks damn cheap - very low cost looking

Hence my question - are they even trying to sell? I suggest they cancel the sales, and go back to the drawing board because the sales won't reach 30%

They are betting on location and pricing lower than Sunway Velocity to sell..

I bet the finishing will be low quality + minimum facilities.
