IOI is going to launch another condo at Puchong Jaya, indicative price is from RM 600 psf, only 280 units, low density, only 2 sizes, 1,216 sq ft & 1,313 sq ft, price from RM 729,800, another benchmark on the pricing for Puchong Condos. Open for Registration.

So this is same location as zefer right?

Very pricey and greedy developer. Most probably it price it high to give rebate and easy entry for buyer...

I think both about the same price.

BK nearer to KL but lack of commercial. Puteri abit further but alot of commercial nearby.

To me it is tough choice between these two locations.

i would say Kinrara is catching up with Bdr Puteri. 10 years ago when 1 was looking for landed property, i found that Puteri is arround 15% more expensive for the same size, so bought at Kinrara instead. but for the past 2 years Kinrara is fast catching up, and the price difference is down to 5% may be.

Bkt Jalil built by Talam, bad reputation, thus the lower price. biggrin.gif

If there is no further improvement of the road condition leading to Jalan Pipit, it would be very bad traffic and road condition once Koi Kinrara and Atmosfera hits 70% occupancy and the new series of Zefer Hills + Parcville come into the fray as well.

Someone told me Jalan Pipit will be upgraded and traffic light will be install at the T-Juntion and long term MPSJ will build ramp direct link to Kesas highway. anyone hear about it?

RM 550 psf onwards ....

I reckon the prevailed price at this area is RM 400 psf. Zefer selling ard RM 500 psf , IOI selling RM 550 psf quite okay what.

RM 400+ psf is launching price back then.

Not sure but fren told me the price had increased to close to RM 500 psf now. Forgot the discount of 10% is applicable or not.

I am very sure Puteri Hills condo is much much worthy to buy since the indicative pricing is same with Parc Ville, same goes to the Sky.

More better location, more prime area, better view, better address, better accessibility. Lower price ( slightly ) than 8 Kinrara.

Dunno how IOI price all the Puteri Hills, Skyz and Parc Vile at RM 550-570 psf with same range.

I think the indicative pricing are not accurate.

Yes, you are right, if they are almost the same price, then better buy Puteri Hill, many times better choice than this Jalan Pipit.

why not go to sales gallery this weekend and check it out...

road access is the most concern thing in that area... if there is no plan of it, I think all the buyer will back off....
simply by adding a traffic light or widen the road is not enough...

It's due to market response of most people really worry unable to catch up the price, some speculation and BBB. This is the golden period for developers to price their projects as high as possible before any new implementation to BNM or Governement restriction.

If this location is worth 400 psf, they sell 500 psf if unable to mark up to 550 psf.
If this location is worth 500 psf, they trying to sell 600-650 psf if unable to sell at 700-800 psf.

fancy name la, always heard so from several projects.
semi-d here doesnt means the size but 4 units per floor low density.
Semi D in sky, every unit is corner unit lo.
Some properties offering this eg. iResidence@mahkota, Kiara 2 residences, CloudTree, Lakeresidence @ BTHO.

Prefer low density rather than those 7-8units per floor. Scary...

IOI is one of the top developers and at this trend of new condos at any location, all top developers would protect the branding of itself and sell above prevailed prices, such as min RM 500+ psf at anything 30 kms to KLCC, RM 600+ psf at medium range concept at medium good location and shout RM 1000 psf at any ideas of superb facilities.

I was surprise to see 8 Kinrara can be a huge success with such pricing of RM 650 psf!~ Really amazing for a highrise which entry without any discount.

However, if to compare 8 Kinrara's location compare to this Parc Ville, Jln Pipit area, it would be a huge comparison of both locations where 8 Kinrara accessibility is much proper, much better, much improved with new exit to Bkt Jalil Highway, LRT, new pedestrian to LRT station, lower highrise density compare to Parc Ville which also comprises Zefer Hills, Atmosfera, Koi Kinrara and etc apartments.

I wouldn't want to imagine how the roads can be sustain once Koi Kinrara + Atmosfera is 75% fully occupied and what's if Zefer Hills only 50%, not to add up further.

The traffic is quite ok at present. I have stayed in this area since 2007. The only drawback is this area has non stop highrise development since 2007 n the road conditions after the t junction leading to all the highrise is bad. Of course with the addition of zefer, parc ville n koi new blocks....there will be substantial increase in traffic, but accessibility it's still superb compare to those living inner puchong as its near the exits to the highway.

saw a lot buyer fill up form & asking the sales person question, puchong is definitely a super hotspot still.

Rule of thumb if the area hot local council definitely will do something improve the infrastructure and be part of the development condition the developer have to upgrade the infra too to attract buyer.

Do they give private placement to previous buyers ? Eg if you bought one parc ville you are entitled to buy 100k of their IPO shares ? Kakaka ....

I think the price is way too high up...Zefer was selling for below RM 380 sf for high floor. But then again there definitely logical to think that there must be some reason / information for IOI to sell at RM 600. If not it will definitely fail as the price along the whole jalan pipit is only around RM 380.

It is also logical / reasonable to think that there might be building a ramp directly into kesas towards KL. Kesas will definitely allowed it because not far off you are tolled haha....But it will be super convenient and the price will be compared to the other bukit jalil developemt like KM1 and Arkz etc.

You may search more for Zefer project then you can understand why there is this pricing gap.

Agree with you, I'm staying in Atmosfera and currently the traffic is good and no traffic issue. This location is much better than the area of inner puchong as need to pass the LDP which is always in the traffic without any reason.

What I've seen so far... even RM600K for three rooms 1000sqft condo in KL City area is considered "VERY CHEAP" already... and usually it is SOLD OUT when you go to the launching day. :\ Been to few launches in these few weeks and this is the result I got...

Seems the price is slightly lower than the earlier released figure. Nevertheless, looks like still cannot generate interest from this forum ? I love to see developers having a few slow moving projects. I am begining to see that happening. Always BBB is not healthy for the property market.

But my friend who stays in Impian Heights he has no complaint about it.

He classify the jam at peak hour to be "mild".

And he said "I stay there for so long I don't even aware there is a septic tank there".

I'm staying in one of the high-rise building at that area.
The Parc Ville is just infront of the Treatment Plant ( Indah water )
If heavy rain normally there will be a light disgusting smell. Imagine The parc ville will be just infront of the plant. Cant imagine the smell.

Speaking at the location it seems only one bridge to access the whole Pipit Island, as Kesas was split the land. Thre is no way out if sth happen to the bridge, unless to build new road which I don't think so.

actually stevencbk bring out a very good point.. currently that location has only 1 access road, which I think is very risky. Don't talk about something happen to the bridge, if the whole trees fall in the middle of the road, then all residents stay inside will be trap.

They also dont think so that a new flyover will be realised,
Consider abt population over the area isnt as crowded.

Haha that's what you get from IOI, which has strong holder power. Can sell or cannot sell, they will build until it's finished.

Because they see that they could hold the units and sell later. And if property prices continue to go up, they will still make profit out of it. At a later time.

My friend who stays around there says he wasn't aware of that until someone told him.

I think this project has been launched quite few months since last year rite? 30% considered quite slow sales.
Whats da problem actually? because of the olympic shit pool? The low density and semi-D concept quite okay though. Layout also not too bad.

Today saw IOI put up more more buntings to promote this one in IOI business park. I doubt it will make any difference to the sales.

Btw, is this RM 509 psf, is from gross price or nett price? Seems, very do-able lehhh. Better than Skypod and location, hmm, I reckon slightly better but, if from LDP towards Bukit Jalil, it would be a bit troublesome to go in front and make a U-Turn unless IOI implement some better accessibility.

The developers might want it higher density. Probably it's the city council which force them to limit to lower density.

Per block should 140 units only and there are two block there on around 5 acres land. All units is Semi-D type layout.

Congested every morning from Jalan pipit to the main roadexcept school holiday u will feel free .
Anyway this area is nice to stay coz it's very convenience for makan and buy things.

Hi sifus, any idea on the number of security tier in Parc Ville? IOI told its only guard house and digital lock set. From car park to lobby no access card, weird for condo of such value to not have access card to lobby...can anyone confirm this? Thanks.

I think 3% or 5% rebate, air cond units and kitchen cabinet.

Starting price at 670K+ too high, of course b/up also big at 1200+sft, if the entry prices are below 600K I think probably more than 80% would have been taken up long time ago.

When I asked the SA why the sales progress is poor, she admitted that it was due to the location and poor accessibility & the fact that quite many new high rise are coming up nearby.

Im intetested in this project. Actually was looking into this in Sep 2014 to compare with Sentul, Setapak Deskye project and ended up i took up the later.

Looks lik IOI has making this deal even more attractive to reflect the current market condition and I am once again interested again. Any sales person here that can shed some lights about this project ? What unit is available and whats the psf price? Has the tower 2 open for booking yet ?

i just did the same analysis too. from the wikimapia looks like the muslim cemetery project is kinda big. The waster water treament plant and muslim cemetary was acutually the biggest drawback that turned me away from this project last time. Nonetheless if IOI price the condo at a good price now i will consider it as investment.

are the launching Tower 2?
if dun wan cemetery view, water treatment view, Tower 2 only has option Type B 7 & 8 (facing west), Type A 5 & 6 (facing South).

To be honest, this is a very good project. im confident with the condo design, concepts, built up size and etc. without seeing the show unit. The only consideration is really go down to the location and its nearby developments. Anyway speaking abt the cemetay it mights seems like a big drawback by looking at the map because it seems it is within close proximity but one have to go to exact site to 'see & feel it'. So i think those who are not pantang with these the project will be a good buy.

So if anyone has done site survey around these area please shed some lights to us.

exact site only can "see & feel" the surrounding + traffic...

the view from ground is totally different than the view from 10th floor or 20th floor...

chinese is pantang on cemetery near to home... bad feng shui... I just realize beside the PJS5 cemetery... PJS7 cemetery also across the river... but might be blocked by Zefer Hill Residence.

you are right. Perhaps can get a drone to capture a video from high altitude.

Ya. especially if you think to purchase this condo unit as investment, no matter if you are targeting a chinese or malay tenants you will have a hard time to look for one.

Hi we need help. We are the early birds buyer for tower A parc ville . Most of us bought the unit at rm500 ++
For 1323 sqft and 1220 sqft.. Now ioi is letting go block B cheap and unreasonably at rm440 per sqft. Block A owner is losing so much money + interest. Please help us to locate buyer. We like to seek compensation and explanation from management. But as usual... They are playing deaf and quiet. We are so sad and disappointed with ioi properties. Pls help us

beside you guys got no case against developer...unless they gave you guys an underwriting in BW that subsequent blocks will be priced higher than yours.

if you are investors, just treat this as bad apple lah and move on.....

last time always first lauching cheaper than follow by price increase, but market is bad now ma. so have to drop the price.

2012 when i buy IOI condo in bandar puteri, i have asked for some discount, but those sales agent said NO, u dont want buy, many ppl queuing for their project but now scenario is different ma.

If the property market is good today, they would not doing this anyway.
So if u have buy it earlier, dont think you can do anything, unless u loaded with cash playing law with them.

just concern the extra cost that needed to be incur if you wanna stand strong with the developer from legal point of view... they have the money to drag this matter to you... considering the economy now... they rather win u in a lawsuit than compensate u on the amount u expecting for... blush.gif blush.gif

Really too bad to hear that.

At least u guys do something and seek if there is any explanation from IOI. Although, I feel it is difficult bcz buy & sell issue and current market sentiment makes them harder to sell at previous price, not to say increase price.

At least u guys do something and seek if there is any explanation from IOI. Although, I feel it is difficult bcz buy & sell issue and current market sentiment makes them harder to sell at previous price, not to say increase price.

We agree. They always put high price on their projects. Wrong speculation. Imagine they find the easiest exit out by burdening their buyers. With this current market they should protect their buyer so they feel safe and confidence to do future purchases. So we can hand in hand go trough this slow market.

Basically can't do anything even if developer wanna sell it cheaper on later phase until stated black n white
So stop crying or winning and accept the fact
There is nothing u all can do except maybe some nice developer might give some extra freebie/ rebate for compensation
Come on market is bad now which developer are not trying hard to clear sales?
If buying for ownstay I don't see any problem
Investment wise definitely won't choose this area ( narrow off pipit Road, beside sewage plant, nearby cemetery and toll fare hike)

sorry to hear that but developer is in business of selling their product and for whatever reason they have decided to reduce the price of 2nd block.

Tribunal will not able to help you but you can try to forfeit the SPA if you think financial wise you are better off or group up and negotiate with developers for compensation.

If i can do that in exchange of 100k++ , I don't really mind. 100k is 4 yrs installments.. You can do that too if you can cos this kind of developer should not bullying us. Group your buyer up try to get back your hard earned money.

So, with the current price better grab the price as what I be informed by SA today, the price for Tower b will be adjusted on 9 Nov 2016 after what they call it IOI Showcase package for two months over. They quote for Type A at Level 1- 1,323 sq.ft. RM805,000 & Type B at Level 1 - 1,226 RM737,000...some no more kitchen cabinet by Signature Kitchen.

koi kinrara i think the best for ROI in that area... the other condos SNP pricing so high.... you wont get any decent rental yield...

got, already complain, action taken but smell still there
IOI Product also. haha i found out they love to build houses nearby indah water plant

by the way it is just a matter of time, first 2 years stay no issue and the smell came after that almost every night, have to close the window tight and never have it open else strong wind came or raining season gone case.

Even with the concern of the sewage issue. With the current progress this project going to be vp soon. And block B purchase also reach 42% out of 144 unit in block B. looking at the slow movement in market, the pros seem out weight the cons that have been mention, and if the link materialise at this area either towards Taylors or pj's , it will boost the connectivity too. Where else can find such low density and freehold, n conner unit? Any example from the shi fu shi fu that showing the cons on this area?

the cons are subjective to different person... every buyer have different concern... you see bukit jalil so damn high density and their condos are not cheap also... ppl still BBB like no tomorrow... follow your heart on this matter... the cons for this area i think is getting repetitive to be mention again either in ohako, twinz, koi kinrara and parc ville thread....

Fully agree with the point that you highlights. Actually i feel its about the same distance from ohako and parc ville. The proposed link bridge will be built at a malay kampung area.. Which is accessible the back road from ohako, and also jalan tiong.. But the jam may be possible too coz gonna passby the secondary school and primary school.

My agent provide 8+2+2% for block A. Block b no additional discount. Also just signed SNP. Previously signed one alrdy but ioi rejected as they have issued CCC so have to use another agreement instead of hda. :/

I went there that day. When I buy, ioi personnel say take keys end Feb. Now they say end March. The letter I receive from ioi, block B they claim till 70% only as of early Dec

Oh I see, searched under parc villa. No wonder I can't find it. Requested for joining. Awaiting approval. I don't mind about not admitted for block A groups. But like I say, at the end of the day, it's not healthy if both blocks have grudges among each other. I have lived in a gated community with new and old blocks, the division was not very healthy for all.
I really do hope ioi can do something about it.

Just went to view the condo this morning.
According to the agent, all bare units sold out. Left developer's unit.

There is 2 units facing north, 2 south, 2 west and 2 east.


I attached a price given by the agent. Is it a good buy? Can sifus advise whether it is a good buy or not? Can teach me some techniques to bargain for more ?

So sad the BLOCK A sales. Been there when they release it for sales and no rebate at all. Need to pay 10% down payment to secure an unit. Terus cabut.

Another silly question and i know ppl have asked this before, Is there any bad smell coming from indah water plant? the last visit in 2 weeks ago, noted that occupancy rate quite low. but may be i am wrong as i was visited during weekend.

So far no smell, staying for 1.5 weeks now
Peaceful environment, safe for my kids to go down on their own without my supervision.

For my floor 5/8 moved in (2 more unit moving in soon, one waiting for bank one renovation), so the the insider news that sold 71 unit is not accurate.

My own estimate, moved in rate in the region of 50%-60% range.

Hi Block B Owners, wanna check with you all that how much you have spent for your renovation. Checked with developer again, there are still 3 units left in Block B (including the showroom unit). the price is around RM669K before 10% rebate. However, Tower A price around RM757K before 11% rebate, which price different by RM90K. Being told by agent that the main different between Tower A and B is Tower A comes with kitchen carbinet, hod and airconds, while Tower B is bare unit.

Seem like it is more worth to take up the Tower B unit. hmmm.

I think this project has been completed 1-2 years back?
Just curious why until now they still have developer units left. 17th and 18th floor I think maybe is because of too high so most of the ppl avoid it?
15th floor I think should be fine but the unit left is 3A. Just wonder is it because of 3A = 4 so some people might not want it too?

i got a friend staying there at block A 9th floor facing indah water and there is no complain of smell whatsoever. i also been there quite a few times and can't smell anything too.

This morning I arrived at about 8:30AM and the traffic isn't as bad as I thought it would be.
