No its certainly more than that. RM600+psf is Glomac Damansara.

at 39-storey it could be a very tall building for this part of PJ

the project is not launched until next year... but some marketing displays have been provided. Glomac will also try to sell it in Singapore.

For the Msian public it is now open for registration at Glomac Website

Called Glomac two months ago and was told indicative is between $600 - 650 psf.

Long waited GMD finally had 1st preview this morning. more than 100 showed up and interested buyers has to enter by batches.

having 39 stories and only 1 block, you can have MD and Curve view or DP view. typically 9 units a floor from 1092sqft size. min about rm750+ to rm820+.

Most of SnPs were signed in June 2012 for 42 months duration. Contractually they hv until dec this year for VP. So no LAD till then..

Don't worry ttdi and reflection is nearby. Take Penchala link and turn at kg Sg penchala. U be at office in no time....congrats for the purchase.

Not 100% sure where exactly is reflection , just I know its somewhere around MD there tongue.gif I totally missed this development.
But For go ttdi you can either go by pencala link at bhp there as u say or... U can try go along kampong penchala road along the audi BMW showroom there, then at the porsche showroom just before the traffic light turn left , go all the way until t junction turn right to hit straight to ttdi will hit near kiara park / burhanuddin helmi already

I have yet to call them up as well...judging from the completion %, I would safely say it would be towards the end of the year (don't quote me on this as I don't have any technical basis to support this statement). For me considering the slumping economy and ultra soft property market, this delay is a blessing in disguise.

Headline name doesn't change except that they putting up the Bahasa approved name - which is required as "utamakan bahasa kebangsaan" policy we have now, unless developer waived it or do some tricks.

But seriously, renaming condo or any other prop names just for the sake of "protecting the national language" is one of the stupidest things ever. Might as well rename Four Seasons Place and Star Residences in KL to "Tempat Empat Musim" and "Residensi Bintang" while they're at it.

Basically before handing over of keys we need to settle any outstanding. This should be included in the letter you receive from Glomac for VP.

The outstanding can be offset by the LAD and is calculated at 10a%pa.

We should not just accept it (the name change). Not sure if it is encouraged to have , nice to have bahasa or it is a must to have. i already made my complaint to Glomac. But I do agree...we should raise a joint complaint to MPPJ. can engage lawyer also if all agreed to add in more firepower...

2. Limit handover slots so that crew can work to touch up units before handover
3. Whatever can't be done just tell purchasers that it will be resolved during defects period. Good strategy Glomac! Kudos.

The purpose of forum is to discuss the pro and cons of each project. In this case, now we know that this developer is giving poor quality products, so that we can avoid it later. No laughing or teasing at all. My advise is never believe those famous developer, which use their branded name to attract buyers, alot of famous developers once get listed in public delivered very poor projects or taking maximum advantages on buyers.

had a walk around inside the compound. the workmanship is really bad to my liking. they cant even build the access kerb properly. not aligned, cracks, lot of patching works. it was at night time i casually walk around. could be more to spot during daytime.

Actually, the distance to the Curve and the MRT is around the same distance from Ritze Perdana 2 and the Reflections. Difference is approximately 1 minute walk. The other difference is that Ritze is on top of a hill hence looks further.

I know this because I just bought a unit at Reflection and i checked it out because i am currently staying at Ritze 2. So i was kind of shocked and couldn't believe it myself to realize this too as Ritze really looked like it is further away. I think it is because The Curve is really at a curve. Walking down from Ritze 2, you are walking on the inner curve where from Reflection, you are walking at the outer curve. I hope this makes sense.

I just passed by the plot of undeveloped land in front of Reflection. Someone is developing it now. It is going to be 30 storey office building. Omg! If view is important u and u are buying a unit facing the curve to enjoy the view, make sure get one above 30th floor

They are building the entrance to Dash Highway behind the apartment so I guess is an added bonus since you can go up to DASH from here. A U turn at the traffic light can bring you to Penchala, Dash and LDP (2 u-turns for this).

RM 690psf, that's still a steal for this area, plus it's on a higher floor. If not mistaken the launch price was higher than this?

You must be kidding. DASH highway will turn this "used to be" peaceful high end property to match those at Mt Kiara.

From the lobby, yes, it is facing the ram going up the DASH highway. But if you are facing the pool/curve, then it is behind you. The DASH highway is on the other side of the road, so if you want to use it, then you have to make a U turn at the traffic light near BHP petrol station to go up the highway.

Well compared to my other apartment at Damansara Perdana where DASH just passes it and no where people at Damansara Perdana could use it, then yes, i think it is a better option because you can access it easily.

I am not fond of the DASH highway but we can't do anything about it so better to make the best of it I guess. I am sure it is going to be congested but it is just a ramp up the highway for people from Mutiara Damansara and Damansara Perdana folks to access it. The super busy part of the highway is still going to be around Damansara Perdana, unfortunately which is right in front of my other apartment.

And since it is on the other side of the road, i think the DASH will not really affect the peacefulness of Mutiara Damansara that badly, maybe nearer to Damansara Perdana part i would think. Well, although there are cons, there would be pros to, e.g. easy connectivity to Subang, Shah Alam, etc (although i am not a fan of that part of town).

Well Damansara Perdana will not be the same after this highway is completed. Much like Persiaran Surian before the road expansion and MRT track. Hopefully can bring some revival to the commercial area thereabout. cheers.

Totally agree! It will not be the same. Having a highway cutting through right in front of your apartment and you have no access to it sucks big time. And i think a lot of shops are moving out already because of the inconvenience the construction is causing (congestion, no parking, etc) and when its done, its going to be worse. The noise and air pollution. Sigh! I can already hear cars and bikes speeding along the highway in front of my apartment in the middle of the night.

Well, nothing that anyone can do about it. I am sure Shah Alam folks are damn happy with DASH that now their property price will rise. Heard that Metropoliton Square owner will take legal action not sure against who. The government maybe? Saw a banner at the guardhouse asking more owners to come support the action.

Same case like along Jalan Jelatek. Seri Maya for example. Ppl protest like anything before this also due to DUKE 3. But nothing can be done really.

Some places need to be sacrifice for the convenience of other places. With more vehicles on the road each day, a better route access is inevitable.

I am not owner here but one of my friend is. According to him, quality is bad. But I did not get what is bad in specific from him. Maybe you have to go and view the unit and check.
