boss it has been 3 years since this was launched at 750psf onward+6% gst+4.5 yrs worth of interest+ sovo property+surrounded by factories.

In your opinion, has this area improved in anyway? any upcoming catalysts? back when this was launched, tg phase 2 was 1kpsf n this was 750psf. 3 yrs later when prop prices have risen 20+%, TG phase 4 is only selling at 1080psf.

I've actually check on my S&P, it stated end of July for first payment. Still nothing. Even SDB sales person email as black and white stating by end July earlier last month when I enquire. But now August already, all went missing, hoping for the best

Hi, PCR referring to that they are suppose to reimburse the amount of bank interest I'm paying monthly starting from the second stage of loan disbursement, something like DIBS kind of gimmick. Kind of marketing gimmick only applicable for SQWHERE early bird purchases when it just soft launch.

what is PCR?
If SDB dont request disbursement. It is their problem while you enjoy saving of interest?
I wonder why are you so keen about asking them to disburse money out of your pocket?

Firstly this project's sovo block has been delayed in terms of construction. The whole area now is full of construction.

MRT Sg Buloh to Semantan stretch is waiting for completion of trial run and hopefully commence operation by December 2016.

The whole KD and Sg Buloh will be awaiting Kwasa Damansara's first few projects inaugural launch which has been delayed.

For me, as mentioned before, Kota Damansara's dataran surian area is still the better bet compared to other areas of KD and wats more if further deep into Kg Selamat.

TG's phase 4 is about RM1,400 psf and that is the buyer's SPA price (i'm not sure if they can subsale above that anyway). In terms of gross price and valuation sent to bank for evaluation, the Gross Price has increased for KD (watever rebates you received are just marketing gimmicks to lower your effective cost).

PCR is progressive cash reward, as mentioned : same gimmick as DIBS.

Is for SDB to pay back my bank interest starting from the second stage of loan disbursement to developer onwards and not taking out money from my pocket. No one is gonna be keen asking money out from their pocket.

was there a reason why sovo was delayed? i mean other than mrt n kwasa, i feel nothing going on here n in face project title shld be renamed to kg baru sungai buloh which it still truly is after 3 yrs.

No use if SPA price if sky high n subsale cant even match 80% of spa price. One recent highrise but top tier developer is as such n blacklisted. End of the day everyone knows how 750psf evolved to 1kpsf in 2013 n stuck at 1.08kpsf today. Also note, tower 2 is completing 2 yrs while mall undercon vs tower 4 upon completion of the mall. If tg can appreciate frm tower 1-4, its nett n gross price would have risen 20%in tandem mega_shok.gif mega_shok.gif mega_shok.gif

Nevertheless, i am very interested in the performance of 3 sdbs products namely wotp, hub n sqwhr n their subsale performance.

But who cares about spa/gross price?? if rebates are just gimmicks why do people rush for them? just remove or reduce them straight away asap to increase profit coz good projects no need gimmicks kan? (and im sure tg staff will be removing the stickers just as fast.) anyway it would be so funny in the future if bank valuation especially non panel banks do not meet spa price because of the really high "gimmicky" rebates.

High rebates is needed to lower the downpayment entry and to create a psychological effect that the product is "Tai Mai" (worth it).

As far as bank side submission of Min-Max pricing, developers are often adviced to submit the best max price so that in future, they can still sell remaining units after few years at higher prices. Normally, developer's pricing will not have much obstacle and cleared by panel banks before banks are confirmed in their end financing job.

Naturally, I would advice buyers to think twice when buying products with abnormal rebates level, example >20%.

Buying w projects w high rebate/discounr which is not reflected in gross spa price is that you get relieve from rpgt and 'profit' the gain when buy, not when sell.
