very true indeed. If anyone can doubt the success of Dsara Sentral, this project will be even worse! Half baked location (with MRT access) but KL pricing.

Yes, its kl price office at no where place. No potential in near future to rent out and rental will be very low. Who going to set up an office here?

Most small boutique established firms prefer the heart of KL. New set-up's can't afford Sq(nowhere) rentals.. duno what's their strategy

Heard of the MX-1 Kwasa Damansara project, recently awarded to MRCB? The one where our money, i.e. EPF has invested like a whole lot in?

Yeap, it's just VERY nearby.

Only 9 units remain unsold, SOVO show unit demolished to make way for Service Apartments show unit, scheduled for launch early next year.

It looks like there are quite a number of people are not bother abt whether SOVO can be used as residential or not...is almost sold out! Further is leasehold and some people claimed the place is ulu, and price shocking above rm700psf....but people still buy...could it be because is SDB product or something else?

i suppose the main (if not only) selling point of this (and dsara sentral) is riding on the success of kwasa

but kwasa has 2 of its own mrt station
im sure future commercial/office and more high rise will be built around these 2 kwasa mrt stations
when that happens, the appeal of sqwhere and dsrasental would be jeopardized tremendously no?

im trynna justify the high price tag of sqwhere
help anyone?

Few things to look at it :
1) SDB bought the land price for around rm200 psf. While mrcb bought kwasa land average at rm800 psf. Do u think mrcb kind enough to sell any future launch at cheaper than sqwhere price ?
2) For sqwhere and dsara, the location of mrt is confirm. And the site of this 2 development is also confirm just directly opposite of the mrt station with cover link bridge. As for mrcb future launch we never know whether there will be such development with just opposite of mrt station and comes with link bridge or direct integrated. Mrcb might reverse that part for super development such as shopping mall, A class office, theme park....
3) From the past record how do u rate development carry out by SDB as compare to mrcb?? Which one are more premium in terms of their development?
4) Accessibility for sqwhere is better if you wanted to access nkve or North South highway.
5) MRT 2 is speculated start from sg Buloh as well which is just 1 station away from this sqwhere mrt 1 station. Although it is not direct line for mrt2, but it is just merely 1 station away...

i think SDB quality more premium than MRCB but I see better appreciation in KL Sentral props.. It's not about the developer but about the planning n concept.. SDB's project will need to survive on people who can't afford kwasa's rental.. if the rate is close, then byebye sqnowhere...

Sqwhere is like brickfields and Kwasa is like KL sentral..

Update from SDB..Sqwhere Phase 1(SOVO) - 100% sold out. Phase 2(Service Apartment) launching early next year.

4 years from now, we can review the situation again.. u think any MNC wanna rent in ur small SOVO? MRCB will attract large MNCs to puchase/rent enbloc and u guys would have to fight for tenants who want a space that can fit 1/2 people in d office.. GOOD LUCK!

Moreover, in my experience with MRCB, they do things slow and steady and by then ur Sqwhere would still be NOWHERE in the industrial zone tongue.gif

in my experience, small companies with only 3-5 workers don't need MRT to work, they can rent elsewhere and give free parking to their staff.. Big companies need MRT connectivity as they have thousands of workers including low/mid end workers with insufficient carpark..

WHY would someone rent an office overlooking a bunch of factories for the same price he could get in places like PJ? few of my businessman friends from Sg Buloh have laughed off this NoWhere project.. they also wanna see who rents here when it VPs!

Why ur KLCC opis so low rental ah? Who u think wanna rent here in d industrial estate for even RM3.50 psf? Everytime u expand mus shift unit..

I know many small foreign companies are always looking for PREMIUM ADDRESS and SqWhere would sound like a joke.

4-5rm per sq is standard rate for buildings not termed as grade A+ offices like KLCC.
Was told that some older opis even rented lower than 4rm.

oh yeah.. I think old opis mus reduce the rates with new opis oversupply in KV.. do u know the occupancy of Menara Felda/Naza.. those 2 towers are beautiful.

menara binjai was told rented higher than Rm5 psf.

menara felda/naza is owned by single owner...hence can dictate prices and attract bigger players to enfloor...totally different market than mine....which is sold individually.
