What approval?
This project has yet to obtain apdl.
Heck it still even got its development order by dbkl yet.
Technically this project has yet to be approved.

Kochin, Is it normal for developers to do a prelaunch first and then get the necessary approvals later? If there's no approval, can they advertise?

Any idea if Fennel has DIBS and if they are in same situation?

the key regulatory approval is APDL, if developer has not received yet ie. Ecosky, they cannot sell but you can offer to buy but the deposits are held by lawyer under trust. Typically if you cancel your booking, there is no charge or minimal admin fee.

In the case of fennel, they launch after they got APDL, hence they would have locked in the dibs. And they charge 3k for cancellation.

That's why some investors book few units before APdL, then decide later which unit to keep and cancel others coz no penalty and you have luxury of time to decide.

Ram kor, I don't really lebih kurang for ltv70%, coz for my case, I always just opt with no dibs... It will be lower than 7% for those ltv70%... What is ur estimation?

Just checked with Ecoworld, the DIBS for EcoSky remains status quo, as expected.

Pls tell me who did u talk to in Ecoworld? Status quo as expected? Though I pray that it is true but I don't think the banks dare to go against Bank Negara. If I am not wrong, developers need not get any approval for DIBS from anyone. It is an arrangement they have with the banks who want to work with them. So instruction has now been issued,you think banks will still do it and risking to be reprimanded? BNM will be watching them like a hawk. Existing projects which have been launched, maybe as the banks can say that they have already issued LObut in the case of Ecosky, developer has not even obtained permit to sell. If they have not started selling, where do the buyers come from, technically speaking? If no buyers, where got loan application? Ecoworld has never officially committed to giving DIBS. Even the price is just indicative because no approval is obtained yet. I really doubt they can give DIBS when we sign S&P end of the year. I sincerely hope that there is miracle. I believe they will give discount in lieu of DIBS. All the best!

got dibs, as at now. even if there is not dibs, they will give discount as the pricing has already factor in DIBS. as per their staff.
