Happened to pass by south view just now 9pm,and took a photo of how is the occupancy rate at the moment, based on south view group, the owner started to collect key from Sept,so the picture shows the conditions 4 months after vp.....

Whether its fast or slow occupancy rate,it's your judgement...

P/s only manage to take the block facing south link, the one facing kl gateway more or less is the same [attachmentid=9470601]

Disclaimer: I owe a unit at Southview so my opinion may be lopsided.

Currently many units in Southview are undergoing renovation, including mine. The picture showing low ouccupancy doesn’t tell the whole story. If you are at Southview during weekdays, there are many many trucks queuing outside the entrance to bring in renovation materials, furnitures, appliances and etc. All day long you can hear contractors working, ie. Drilling sound. My contractor, one of the many on site contractors currently having >10 units to renovate at any given time. Business is good.

This location is fantastic and is served by 2 LRT stations, one giant Midvalley Mall, one smaller KL gateway mall to do your day groceries, booming office spaces and have nearby pubs and restaurant.

Give or take another 6 months to 1 year, come back with another photos at around 8pm

6-12months to see the occupancy rate....

Some owners Reno later, some slowly Reno for own use, some for sale, some Reno as soon as get key. Not all owners having same timeline and objective..

The renovation activity, spamming message from agents, the amount of active Ads in iproperty etc is a good indication of demand in certain properties.

Tenant profile may be different but the oversupply situation will be no different,  sentul jln ipoh dutamas kepong bj cyber all same same. Okr tmn desa stretch also same same.

When u mention oversupply. It is question of whether sufficient demand to meet the supply or not.

Not to burst the bubble, just telling the truth, walking from southview to lrt KL gateway is quite a walk with uphill paths, same goes to kerinchi, at least 20mins walk. As for midvalley, it is better to get there by car, but the traffic towards federal highway is so bad at peak hours it will take more than 30minutes just to get out from Bangsar south.

Lol....bcoz u keep on repeating take long time to rent out,so opportunity lost la,poor roi la,poor investment la etc...so I am trying to figure out what u are trying to say,is it:

1. Don't buy south link as it will take up to year to lease out, better buy other project which can easily rent out within 6 months

Or

2. Don't buy any condo/soho as with so many units,it will have hard time to rent out,no matter where is the location

Or

3. Others

I assume u are number 1,so i am asking where 😉

Btw...happy New year

After southlink, any other residential projects? If not, then southlink may be your last opportunity to buy a new unit there.

Walking from Southview to KL gateway LRT station needs 20 mins walk? doh.gif

did you walk yourself before? sweat.gif

There is a driveway/walkway in front of the main entrance of Residensi Kerinchi to reach KL gateway and thereafter directly link to LRT station, while pending the completion of KL gateway Premium Residence (which is directly next to Southview).....

Alternatively, one can also walk to Kerinchi LRT station through the link bridge from Bangsar South.....

No I don't, I'm stuck freaking 30 mins jam just to exit Bangsar south.
The only walking I've done is from horizon to kerinchi and it's hell a walk, I can't imagine walking from southview to university lrt without any covered and secured pathway.

I believe there are many other blocks being planned as been shared before.

Cant imagine the traffic once fully develop unless improvement on traffic
