Its not over yet for southlink IF the walkway covered bridge ti uni lrt is confirmed. BUT alas its only an IF at this moment.

Yalor, i think the same way,the entire project will die if link bridge is not on? then many project around kl area can go to hell already??

M vertica has a 500 metre covered walkway to both taman mudah mrt and taman midah lrt in case you are not aware.

M vertica is NOT covered end to end... the part where u need to cross the road below the highway on top is NOT covered. I would say about 75% covered.
Anyway, we are not debating this Mvertica here

IMHO, the covered link bridge is a sweatener to the deal if happens later... main attraction on this Southlink is the psf, it is selling 20% below the market psf wise, if u compare with KLGw/Camelia transacted price and Southview subsale asking price...

The only good thing abt sl is absolute entry price is chewable. Psf wise still 800psf up and its 1400units, excluding hotel block and sandwiched by thousand other units of almost similar sizes.

of coz not same buildings and products lar, no two projects are exactly the same bro... but they are similar in the sense they are in the same locality, targeting similar tenants profiles

when was Novum @ 700psf last time??? I am comparing TODAY price... within Bangsar South, can you find new or subsale 1bedder @ 700psf today??

Not sure about pricing for VVIP but for public Novum pricing is definitely not from rm700psf. Much more higher than this. If not wrong.. from rm850psf and pricier for small sizes.

Another one thing... Novum smallest size is 647sqft for one bedroom.. where else it is 491sqft for 1+1 in SouthLink.

And because of SL's lower absolute price (and newer product 4.5 years down the road), investors should be able to get a better yield compared to other similar 1-bedder products in the vicinity of BS...

best comparison i believe is the southview rental and transactions psf then factor in 4 years appreciation into it.

Prop agent told me some owners are now selling southview at a loss. Sone selling to breakeven. 1 owner of the 1+1 room told me difficult to find tenant and the subsale price of southview has not moved beyond its purchase price of 2013.

Happened to pass by south view just now 9pm,and took a photo of how is the occupancy rate at the moment,based on south view group,the owner started to collect key from Sept,so the picture shows the conditions 4 months after vp.....

Whether its fast or slow occupancy rate,it's your judgement...

P/s only manage to take the block facing south link,the one facing kl gateway more or less is the same Attached Image
