It matters. I am also from real estate secondary market so I could see the effects greatly. Be it for flippers or own stay it will make a lot of difference. Esp for people who intend to buy for own stay, of course it makes a lot of difference. For that piece of valley-like land and that location, do you think it is still as attractive as it was marketed earlier without the name of pavilion? Agree with you saying that it makes difference with using pavilion name and without using pavilion name. Anyway, it depends on what you compare with? Of course there will be always better development, price also higher lo bro! After few more years, does people really care who's the developer? People will buy just by looking at the price and location wise. city of green is asking at rm650 psf, and it's in factory area. Sk one in residential area and only rm450psf.  my opinion is its a potential one. (Of course if u compare with those kl development, the price increase margin lower la)

We buy actually do a lot of query, in bad advice, dun add oneself pressure.
The next thing I think is good, may be unilateral, but must to know the surrounding shops are belong to Malton.
