Anyone checked out IOI Sierra 16 La Thea? How does it compare to Cristal? Its not in CJ but seems close enough..

Aside from IOI being more reputable than Villamas, I would still choose Cristal over La Thea in terms of design, concept, location and price and density.

bought a unit. Bad experience with the marketing manager & SA.
Booking form state need to sign S&P within 14working days else forfeit the 2% rebate.
during booking we did ask SA say can extend the S&P signing or not, they say can no problem one, this request is quite normal in Malaysia with other developer too.
Then after booking we ask for extension because bank offer letter not out yet, but they say can extent but no 2%rebate lo. WTF, different storey after sale service, even letter send to the marketing manager still cannot get extended. call the marketing manager, he will scold u some more, the worse customer service ever experience. At last need to sign S&P without offer letter yet from banker. I cannot imaging if bank loan not approve, buy cash...... sad.gif

Another funny part is pretty-assign panel SPA solicitor and loan solicitor. u cannot choose. if u buy 4 units can end ip different 4 solicitors. so stupid. U have to look for SPA solicitor because developer only pay 300 for the SPA solicitor to prepare doc. u buy 4 unit, travel 4 different solicitor office lo... not allow change solicitor else u pay the fee lo. sad.gif
even loan solicitor u need o pay ur own also cannot choose else spa solicitor fees u pay ur own lo. sad.gif


My advice, Make sure ur credit is good before buy this project. else forget it. next time need to think twice before deal with this type of lousy developer.

Hmm.. true that they're quite strict with the 14 days (working days) T&C. But just to be fair to them, they did send 1 reminder letter and SPA solicitor called twice to remind. And for me, I did have some issues with loan approval but 14 working days was more than sufficient for me to apply 5 banks and get them all approved despite lots of clarification process with a few of them...

As for the 4 unit thingy, quite weird la to split the lawyers..LOL

Double standard huh? hmmmm
Anyway the developer pays 300 for the SPA solicitor does it mean purchaser has to pay the rest if the cost of preparing SPA is more than 300

1. We have to be fair for late comers. Else, earlier buyers who get 5% rebate, may drag them like no tomorrow.

2. The discount is 10% + 2%, u still have 6 weeks to submit loan application.

3. Deal with other Malaysia developers too, service sama sama. Malaysia style.

U want good. U want cheap. U must give & take!

Bought a Villamas project months back and had a terrible experience with the customer service team and Marketing Manager. I think the bugger name is Kenneth right? My friend who is a V club member referred me and another friend to buy Zefer however he was not present that the time we booked (paid deposit) for the unit hence the he is not entitled for referral fee of 0.8% of the purchase price. When I call up the CS hotline, they were rude and very ignorant to my request. Hence, I requested a call back from the manager. The marketing manager, Kenneth called and gave me a whole 5 min lecture on how this cant be done etc etc before hanging up on me. I was pissed and decided to call him back the next day to demand for an explanation on why did he hung up on me. He said and I quote " I hung up because there's no point talking further with you". I was literally stoned as this did not come from a sales staff or exec but a MARKETING MANAGER. His English and delivery wasn't even proper and not reflective of his current position; hey dude, this is not a concern about a bad experience in a restaurant or a credit card enquiry. I freaking bought a 800K property from your company and this is what I get in return? I will never ever recommend any Villamas property to anyone mad.gif

I think Villamas should drop "V club", since it is not exclusive, & always prompt for argument.

Since they always offer lower price compare to others, this is not needed, focus on their execution better!

Sometimes cannot blame the SA also, because they are working for this company only. The company suka suka implement policy also make them in trouble.

Actually one of my friend is a SA in Villamas. This time the company suddenly come out with this rules also make them in trouble and kena shoot by purchasers.

true.. and i think key thing is ask whenever in doubt. i'm not helping villamas whatsoever (although i bought cristal recently lah..).. just sharing from my experience with them..

in terms of all the discounts and rebates.. i double, triple, quadruple confirmed with them by calling them, seeing them face 2 face.. so far everything seems to be fine.. and they're willing to explain. No doubt some SA just joined and they're kinda blur but its bearable.. ppl also cari rezeki only..

as for the 14 days due date, i think it is fair to developer and buyer. No point giving discount if someone can randomly book and drag it for months. Initially I questioned them a lot on this as well worrying on the duration and after knowing it is 14 WORKING days instead of calendar days.. i thought it was reasonable and i manage to push through (need to push bankers harder lor.. notworthy.gif )

make sure everything is in black and white when it comes to developer... if you assume now and complain later.. it's crying over spilled milk liao.. just my 2 cents.. icon_rolleyes.gif

the marketing manager's attitude might need to be improved based the stories mentioned here la.. but for referral fees, i don't blame them for setting the rule to have the referrer to be on the spot... else, all uncle aunty will just say they're referred by ah mau or ah kao.. everyone also get the 0.8% lor?

Sign s&p within 14 days is very normal and good. Why?

1. To eliminate non serious buyers
2. Early bird discount doesn't mean early bird BOOKING... It means people who BUY during the early bird promotion or period stipulated by the developer. Proof of buying =sign the damn s&p. if I'm the developer, I will also adhere strictly on the 14days with exceptions on cases of death, accidents, act of God.
3. I'm a buyer of cristal myself, everything was smoothe for me... From explanation of discounts, booking to getting loan to signing. No issue whatsoever. (Sorry for those who had a bad experience)
4. I've been to a couple developer launches... Balloting style! Rm30k, rm50k bank draft must prepare on launch day. If u buy, give bank draft and ON THE SPOT sign the s&p!!! No 14 days whatsoever... Not even 1 day.
5. One if my friend who bought tropicana metropark, 14 days time to sign s&p was strictly adhere. He also couldn't get the offer letter out by 14days... So he signed it anyway. Coz he wants the discount and believes his loan surely will go thru. Anyway, point is, not on villamas is strict on this 14days sign s&p thing. Many more developers do the same.

Actually the problem is not whatever system they come out with.

The problem is the people part of it.

Do all the people internally understand the system the same way ?

Are they able to communicate it the same way, in a friendly but firm manner ?

Are they able to execute it consistently ?
