My loan amount is RM625k. Was quoted about RM9.6k for the loan agreement along with stamp duty etc.

Is it a fair quote?

Any public bank banker here? Wanna ask about topup loan, what is the difference to the refinance?

Top up loan
1. Within the same bank so you get faster disbursement since don't have to redo soke of the paper works
2. Save cost because you pay only on the top up portion
3. But you will have 2 separate agreement on the existing loan and the new top up loan so the rates are different

Refinance
1. Lower overall rated though you have to compare whats your existing rate vs new rate
2. New T&C which may differ from your old loan
3. Higher moving cost since you are moving the entire loan

Again refinancing or top up depends on your main objective on doing so otherwise pros or cons may not be applicable unless you know what you are trying to achieve

First and second property max margin is up to 90%, 3rd properties onwards max margin is 70%

Commercial properties 80-85% ever green however tenure is up 20-25 years only.

Oh. Okok.. joint name also. Two

Because I recall when I bought a sub sale house at PJ. The seller only pay few hundred to the lawyer only. But some are saying few k. Now I am wondering for my house in JB, would it be very high legal fee.

hi sifu, if the house is still under construction (usually 2 years), but the bank already charge payment, the payment all will go to interest or some will actually go to principle ? will they revise the interest amount after the house completion?

What you’re paying is progressive interest incurred during construction of a property.

Once it’s completed, you will be paying the full monthly installment which includes principal plus interest payment to the bank.

Interest rate will be revised from time to time by the bank for any update on the OPR rate by BNM

I got offer from Alliance Bank for 370k loan amount with 3.19% rate. Cannot go lower as infomerd by the Loan Sales Person.
No need to buy MRTA.

Is it ok to take since ?

Quite standard, any other banks approve your loan aside from Alliance? If not you may go ahead with Alliance
