You may refer to 6 months company "Credit" amount to calculate average income and multiply your industry factor

Alternatively, your borang B income declaration to derive your income as well

Hi,

SME loan required more document and more time to process. However, it will subject how strong is your business turnover and liquidity of the company.

For SME loan,

you may need to provide the following info

- Company SSM, if Sdn Bhd Form 24,49,9 is required
- Company 6 months bank statement
- your business turnover, in yearly, monthly, and weekly
- company nature of the business
- company operation (inventories, man power, cash flow, trading mode, total costs and etc)
- Preferable 2 years Audited report, balance sheet and management account

You will need to state the loan amount and purpose of finance for the property.
- Booking form
- SNP and title

Depending on loan amount and scoring. Recently PBB, HLB, CIMB, MBB and RHB do provide decent rate.

Illustrating base on your scenario (just giving an example so that you will understand the idea and overall process)

Saying that market value is 550k and max loan financing is 90%. Thus, max loan eligibility will be 495k.

495k - current outstanding (353k) = Max cash out (142k)

What's different between top up and refinance in terms of costing.

Top up
- You will need to pay for legal fee on top up portion only. Existing loan will not be interfered

Refinance
- Loan Legal fee (for total loan loan amount applied)
- Valuation fee
- Stamp duty
- SNP Legal fee (If there is any ownership transfer involve)

Some people do prefer refinance over top up loan due to several reason
- Change of ownership over property/loan
- Interest rate, some banks do offer attractive rate
- Bad experience towards existing bank. Customer is king.
- Promotion. Some bank will offer zero moving cost in order to attract new business to expand their targeted customer segment.
