Differences per month loan payment extra RM37 per month compared to 3.00% rate blush.gif

Hi sifus,

Im trying to finance an investment property (120k), my net 3700+, allowance not really fixed (at least 200), been working for 2+years. Credit card (clear off every month) left with PTPTN, no car loan.
Hoping for is a full flexi (no cap if possible), can foot the upfront 10%, roughly what % of interest rate am i looking at?
Im working for a SME so probably not much help, i just wanna to get a lowest rate possible to maximize my return on the property. (if co sign able to reduce the installment i can add a person in too)

I saw from the bank negara website listing the BR for maybank is 1.75 but curious why no ppl over here mentioned much about loan from maybank?

because maybank loan not easy to get approved. For 120k loan amount, the rate is close to 4%。 Due to loan size amount, bank try to maximize their profit margin as well.

May I know your monthly installment for PTPTN loan as well as your age. Max loan tenure is up to 35 years/70 years old (whichever come first)

How long you have been working in current company and what's your current position?

Doesn't look like a problem to me since you don't have much debts

120k loan interest is higher since it's a lower volume for the bank. Can go as high as 4%

I planning for a joint applicant loan. However my partner ptptn loan owing 20+ months. Is it better to settle it before sending in for loan application?

Hlb banker said shouldn't be any problem but maybank request her to settle it

Either restructure or full settlement before you proceed application. Do provide the settlement letter and receipt of payment to banker as proof.

Is depend on the property market value. If margin of finance is less than 80%, then ur loan interest offer to 3.22%.
