If you're looking into refinancing opprtunity to cash out or settle off debts. AIA is providing the loan that is based on 35 years DSR calculations instead of 10 years. Feel free to enquire. Currently also offers zero moving cost and no lock in period.

Any bank will do actually my friend. Most banks work similarly, if you want can apply for you other banks.

2. Better to have a confirmation letter but still can apply

3. Joint loan is good in the event you are not eligible to get a loan due to your own salary or commitment. Sometimes it's bad if it overutilize the other person credit as the repayment is shared and some banks will view it for future commitment in the next loan. You will have to do a planning with a mortgage planner such as myself to find out more

Because u have no credit record, bank will normally give you 80% only. Unless u try joint name with someone who has credit record

Provided ur wife has credit record, if both clean = 80%

2nd house can get 90%

3rd house can only get 70%. Provided your 1st or 2nd house is fully paid and removed from CCRIS, then ur 3rd house can borrow 90%, as long as it doesn't appear to have a 3rd property in the loan, you can get 90%
