If you're looking into refinancing opprtunity to cash out or settle off debts. AIA is providing the loan that is based on 35 years DSR calculations instead of 10 years. Feel free to enquire. Currently also offers zero moving cost and no lock in period.

QUOTE(specopsmarines @ Jan 14 2016, 02:21 PM) Income is good, installment is less than 35% of net income. No car loan, 1st house already covered by rent. Already provided tenancy agreement and proof of rental income to bank. Yes it came with mrta, around 10k, factored into the loan. Car park lot rm25k is also included into the loan. I assumed the mrta will help me get better rate. u can get around 4.4% - 4.5% Yes only pbb. I'm still thinking if I shud just pick this or start applying other banks. In terms of repayment. I would be paying an extra 15.8k at the end of the day with 4.65% compared to 4.45%. What do you think? I can help you with your loan documents. let's keep in touch |

QUOTE(noleave @ Jan 24 2016, 10:33 PM) Hi Madgeniusfigo, 1. Loan size 410k1) I current earns a gross salary of RM3800 per month and do not have any outstanding commitments and debts. What is the max house loan eligible for my situation? 2) Besides, I would also like to enquire if bank will approve loan to fresh grad who is still under 6 months probation? 3) Lastly, can you briefly explain the pros and cons of joint loan. Thank you for your time. Appreciate your expertise. 2. Better to have a confirmation letter but still can apply 3. Joint loan is good in the event you are not eligible to get a loan due to your own salary or commitment. Sometimes it's bad if it overutilize the other person credit as the repayment is shared and some banks will view it for future commitment in the next loan. You will have to do a planning with a mortgage planner such as myself to find out more |

QUOTE(OldKidz @ Jan 26 2016, 03:33 PM) Got few question to ask: 1. Almost similar in terms of average1.) Is this year housing loan rate better than 2012 / 2013 / 2014? 2.) Would it be wise to do rate check yearly? As my housing loan is with HSBC now, would like to switch to PBB. 3.) How can I check my loan policy, whats the rate currently? Even rate monthly charged me for 2015? 4.) For point no.2, would there be charges if i switch my housing loan from Bank A to Bank B? 2. Depends on your mortgage strategy 3. Normally stated in your offer letter 4. You have pay for loan agreement, stamp duty and valuation fee |

QUOTE(aspx123 @ Jan 30 2016, 11:01 AM) If i put my wife as second name and apply loan using my name possible if 2 of us buying second or third house with 90% margin? Provided ur wife has credit record, if both clean = 80%2nd house can get 90% 3rd house can only get 70%. Provided your 1st or 2nd house is fully paid and removed from CCRIS, then ur 3rd house can borrow 90%, as long as it doesn't appear to have a 3rd property in the loan, you can get 90% |
