Hi there, anyone can give me advice on which housing loan to take?

Bank A: BR 2.52% + Spread 0.63% = 3.15% (MRTA)
* MRTA cover half for BOTH applicant for 3yearrs(under construction) + 22years and also cover RM50k for 39 critical illness for 15yrs cover for BOTH

Bank B: BR 2.75% + Spread 0.55% = 3.30% (MLTA)
* No monthly maintenance fee
* No withdrawal charges
* No capping on savings
* MLTA covers both applicants and maintains 100% sum assured at RM530k for 30 years

Both are 35years tenure. Which bank is better?

Hi sifus,

I'm working on the monthly interest payment calculation to determine what is the interest amount I need to pay according to the Schedule H. Currently it is still under contruction stage.

Developer is giving 7%+5%+1%+9k rebate. So the rebates can fully offset the D/P and partially for stage 2a.

Let say loan interest is 3.4% p.a.

Is it correct to multiply the total amount bank released to developer (principal) in each stage by the interest rate 3.4% and divided by 12 month, and thats the amount I need to pay monthly during the contruction stage?

I have tried to apply loan for 3 banks but only ambank approved my application

Loan amount: 486000 + 18658 (mrta)
Loan tenure: 35 yrs
Interest rate: 3.55%
Monthly installment: RM2101
Sum insured 100%, cover for 35 years
Spa and loan 1 name only.

Ques
1. The interest rate is abit high so I wanted to try out pbb but SA advised not to do because she say pbb always got late disbursement issue?
Any concerns eg late interest charge?

2. Since loan already approve can I still make change to the mrta insured value? (reduce coverage years to lower monthly installment)

Hi sifus, if I just started working and plan to apply for home loan in a few months time, do I need to provide min 6 months bank statement as one of the required documents? And if I have low EPF balance and no income tax statement for last year (since I was unemployed), will that affect my application? Assuming my pay for the new job is gross RM8k+.

Also does the bank look into the company that I work for, like nature of business or stability? As I'd imagine MNC is stronger vs a startup.

Mainly bank will request for 3 months pay slip of current company + additional 3 months of previous company pay slip to justify your income range and jobscope.

Then, system will conduct a scoring assessment to determine if you are favorable/least risk to the bank.

Of course MNC carry the weight but also subject to the nature of business of MNC.

I dont want to go shopping for a RM800k-RM900k property when bank only going to allow me to take loan of RM500k.
