When developer obtained ccc and hence vp...and send u notice...it doesnt matter if you want to collect the key or not....the key deemed collected.

Its not the responsibility of developer to ensure water electricity and telecomminication lines are all ready when vp...bcos these services are beyond their management n control as long as the house is connected ready.

Club house is not part of spa and facility and you havent been charged for the club house usage in yr maintenance fee.

Club hse will be ready in the next one year or so.

There is no api in most phases of alpine....and they have just been vped prior to xmas....very little time to get the house up for cny also.......

as I explained very clearly above, its the TNB that changed their work procedures that caught most developers off guard.

its not only MS has problem give api and air before vp.

go survey every single vped landed projects in klang valley this year and verify how many of those projects managed to vp with air and api...

Which house do not have defects?

Case 1: House by MS
Shitty house, got so many defects. PM of MS did not check properly. Bad QC. Stupid architect design to put a pipe there. VP without Api and Air, complain!!

Case 2: House by another super reputable developer
It is common lar. Contractor's fault. Not developer's fault. VP without Api and Air, aiyah, TNB and Syabas fault lar. They need money lar to connect.

See the common replies in MS and other threads??

At least mr2 is not overpriced (if u get in earlier) and its 'better' than i expected.....

At least they didnt promised heaven and earth w smart marketing and colorful brochure.

don't get your hope too high...

the higher the hope, the harder the disappointment.

beside MS is not known to have good quality club house concept.....expect it to be as bare and boring....

I think they are only started to build the club house now...expect to complete after 1 year.

Klub haus is not and never part of spa.....

They paid accordingly and righfully but 2-3 months late.....

Dunno can file a claim to tribunal for late payment or not?

I thought Lad righfully should be paid on the day u get yr key and not delay lagi for further 3 months.......

my personal advice is

if you intend to move in this year.......adviseable.

if you intend to move in next year or later......really dun need...especially if your house is not on the border.

these days thieves are pretty smart and innovative....few grills seriously wont deter them.

MR2 has two types of 'SMDs'.

the 1st one is LSMD.
the next one is true blue SMD.

I cant remember which type is valued at 750k. If its the SMD, I think the value will stand. BUT my glut feeling is LSMD that is sold at 750k.
