no fair comparison tk.

Cyber as a whole township vs MR2 just a tiny development within the entire township.

actually there aren't many landed lelong from cyber except the popular SH and perhaps one or two from MOTL and the newly vped link house estate.

Developers only need to provide utilities and telephone line intra and ready for connection by monopoly companies.

of course this doesn't stop a responsible developers to go beyond the spa duty to ensure early connection.

Am not sure if MR2 current potential users are not hitting the mark set by TM or TM is waiting for some goodies to push them to work harder.

that remains me NEVER buy si beh far land again....its just not worth the hassle.

not that I am super supporter of MS, but to blame everything on MS is not that fair.

When club house ready...expect to pay 30rn extra.

you cant just judge like this.

bcos there is no rear garden strip at back, your built up is actually much bigger and save yr trouble of reno this and that.

you have 65' of open space that will bring much natural light to the house.

price wise, you need to compare 20x65 corner unit with 10' land and not intermediate unit with LSMD.

you think 20x65 you got plenty of privacy?

BUT imo, 22' wide and 65 length I wouldn't be sing about this to my friends as SMD or LSMD.

SMD is 30+10 I think.....limited units. back facing empty fields.

bungalow 40 usually is zero lot.

bcos there are few lelong units (out of 9xxunits altogether).

I think you need to engage agents and ask them to bring you to view few units in MR2 and cross check the prices btw subsale and lelong.

IMO, lelong market is not meant for amateur investors, more so for homeowners. yes you buy at substantial lower price, but it also comes with greater risk.
