QUOTE(wong8981 @ Oct 8 2015, 04:24 PM) mostly owner will change the gate to their desired one, you cannot expect developer to give you grand gate kua .. this is GnG housing estate...you cant change to your whip and fancy.its 20' in length nia....got to get use to it....at best can park one segment A and B each only, side by side. |

QUOTE(rainman19 @ Oct 8 2015, 04:24 PM) this rumahselangorku apartments are outside MR2 gng proper estate...but within MR2 development. Good lah...bring more human activities to MR2....but not sure if the construction will bring many dust and noise pollution to the newly vped link houses or not later. |

its the egg and chicken situation......everybody is waiting for someone to move in first.
as this is the proper GnG housing estate (and not those 3suku fng estate where the developer is not allowed to build guard house and fencing before the houses are vped, under the new rulling), rest assure that the security should be at par with the like of DPC to some extend. also usually even for GnG estate, the JMB management does allow standardish grilles to be installed as well, just in case some families do feel more secured with grilles. |

QUOTE(MrHunter @ Dec 12 2015, 09:22 AM) To mah sing's standard, this already above expectation. This project never sell as luxury or upper market. I think Mah Sing has deliver its promise given that this project was launch from rm408k after discount. Buyers should be happy the progress so far. Look reasonably good at this price tag. Not much MR1 info available from public source, of course MR2 is leasehold so it has its disadvantage compare to MR1. Perhaps the gng concept vs fng concept may bring additional value to MR2. Excited to see the final develiry especially the park if you dun use DPC or SEG as yardstick....its acceptable lah in tis area where your closest competitors are the useless low yat properties and the non so setia liked Hong Leong.....it makes mahsing looks rather promising....... |

QUOTE(wengfai11 @ Jun 27 2016, 09:53 AM) I also traveled everyday from Cheras to Rawang for work. Haha! Departed at 6.50am, usually reached 8.20am++ via Cheras Kajang Highway > Jalan Cheras > Loke Yew, Jalan Kuching > Templer Park > Jalan Batu Arang. 0 toll. 1hr30mins So for me, Rawang is "not that far" lah. I hope you take it as travel therapy to free your mind and soul during the period........ |

QUOTE(G Nicholas @ Aug 21 2016, 03:52 PM) the house names are for developer to identify their products only.after vped....they are not relevant anymore...... yr visitor will be given a street name..... perhaps each guard entrance will have a dedicated street name or number...... if your visitor went to the wrong guardhouse....rest assure that he will be pointed to the right one.... About the guard house entrance.......I trust that nothing fancy from MahSing...... |

QUOTE(Col @ Sep 18 2016, 12:19 AM) Too many on going project. Perhaps they are top 1 in M'sia who has the most on going project. not sure about having the most projects....but Mah Sing style is they don't build township,,,,,just piece meal smallish development nia....Can't focus, went too fast. If market crash in 3 months, they maybe become another TALAM. and they don't have any new projects except Savanna in Bangi....most current projects were launched couples of years back. I believe EW Setia Tropicana UOA have more on going projects and EW and Setia are having township developments. SimeDary Gamuda follow strongly too. |

QUOTE(DS4 @ Sep 18 2016, 07:44 PM) To me, Mah Sing is very very clever by not doing township (except Bangi), Pros and cons leh...As u know, township always required large capital outlay to buy large pieces of lands (except JV with land owner), And the efficiency of land use is always lower than small plot of land. Township, you need to reserve large pieces of land for school, masjid, bomba, hospital, STP, Syabas, polis station...etc The actual land u can use for building house is relatively low and not as effective as those below 10acres land... One of the good example is to see their Tmn wahyu project. Really high efficiency and make good money... Same thing for m residence and icon city, high density product without the need for building local facilities. If not because of their poor management and caused the project delayed, They can even achieve much higher profit this year... By not doing townships...yr projects also have to rely on existing infra and as developer u cant or wont improve it. That will impact on the subsales (of course none of their biz) but your projects wont be high on everyone's list, same as the reputation. U see ecoworld setia and simedarby.....the general interst from public is usually very high... Mahsing just relying on their early bird discount to entice repeat buyers...imo |

QUOTE(David3700 @ Sep 19 2016, 07:42 AM) Yup, doing small development is something like hit and run. Good for financial wise with fast return. But will not generate reputation. they do have development in their hometown of Sibu, including hotels. Look at Perdana Parkcity, only build 1 good township then enough. I am not sure if they have started their dpc2 Miri project. |
