Usually township including residential(landed, highrise,lowrise), commercial(shopping mall, shop), open spaces(park, field), road, institutional facilities(hospital, school, police station), you add up everything the land size around there..

First of all, being able to appoint multiple contractors doesn't necessarily mean that they will give u good products. As a buyer, I would rather focus on quality than turnaround time because I definitely do not want to spend tonnes of money for repair work later on.

U claimed that u understand the company well, but how come u don't know that Mah Sing is building an interchange in Southville City to connect to Plus highway?

And lastly, being a purchaser of MR2 doesn't make u fair...

428 acres quite close to 500 but not a ideal size..that's the reason why this project too high dense, landed less than 30% of the total land size, if add another 70 acres, at least can build more 500units landed, could be better right?

Yes, for biased people it is waste of my time to share opinion. Forum is for healthy discussion and a venue to suggest constructive ideas. Being too protective about own purchase or vested interest or own master does really reflect shallowness of oneself.

Anyway, I admit I missed out the south ville interchange.

Healthy discussion can only happen when participants discussed ideas supported with well-researched facts.... and not being misled by emotions and go on to blast or accuse somebody else without any proof...

To accuse somebody as bias when you cannot argue further is also a sign of being non-receptive to criticsm.

Hi guys..i currently working outside of KL but maybe in a few years will coming back to work in KL. (Applying to be transferred to kl now)

I really in dilemma in choosing between m residence 2 (birch) or garden heights(phase 5). If i buy either one, i wil only start to move maybe in the next 5 years.

So given that m residence 2 come with gng while GH fng with about the same price (500k+). Come to worst, if the place i work now reject my application to transfer to kl i will need to sell the house.

So, i need an opinion/suggestion which one a good buy for own stay or to sell later.

Garden Heights sounds like a good deal. If current development around that area is healthy, then it should be rather clear who is the winner.

But BTP is taking like ages to grow and looks a bit like a undervalued place. Not based on research, just on my experience driving around there the past 1 year.

IMHO, both are great deals to your budget and very similar pricing & package.

If in terms of location, I think MR2 is ahead of BTP. Nearer to Anggun commercial and Jusco area. Furthermore, MR2 also quite near to the proposed LATAR interchange.

It would be a decision of either 1872 sf vs 2214 sf built up, if you have a small family, MR2 size is sufficient for own stay before upgrade few years later.

If security is an issue and importance for you, I believe you will pick proper G&G, in this case, MR2.

To be exact DPC is 473 acre and it develop into the most successful township in KV. So at the end the township is highlY depend on developers and not just the land size.
