here's a picture of today, there's the long dragon dance just coming into the gallery while a super long firecracker hung from the crane crackles away! oh and our opposite neighbour still going strong with refurbishing work....

Some info to share, some of you might already know. TWY has a second phase and the land is on Segambut Dalam side, therefore they need the road connection to Jalan Duta Kiara to sell well and at a premium. That link alone can bring many millions in additional profit so it makes sense for the business to do it.

Here are the details of the submissions to govt.

TWY second phase, on lot 57502

As a result, Anjali could become MUCH CLOSER to the heart of Mont Kiara and Publika. Below are the estimated drive distances to certain popular places, much shorter than before smile.gif

I think best view is facing North East for Block C & D.
Unfortunately , there is STP and DUKE 2 Toll plaza in the future.

I know cause I have a unit at Menara Duta 2 with balcony facing Genting Highlends.

Opening these access whilst it's good for this project, will create jams around MK. As it is, there are only 2 in and out

Boss with this link there should be less jam at Jalan Desa Kiara and south end of Jalan Kiara 1, traffic is more dispersed. If this happens, yes there will be more cars on Jalan Duta Kiara, but I believe traffic towards Sri Hartamas direction will still be heavier. Also I seriously doubt the quality of life along Jalan Duta Kiara will change significantly, but the businesses, shop owners and DBKL will be very happy. Can't please everyone I'm afraid smile.gif

Your view must be very beautiful. When driving on Jalan Lang Emas looking left (north) I saw the Batu Caves and mountain range view and I thought it must be very beautiful from higher up.

Actually it's a matter of preference. Some may want to face inside/pool to watch over their families during activities and some must avoid Indah Water STP no matter what. For myself, I need unobstructed view of the mountains. My current condo faces landed housing and STP too but it is hidden by trees (see below). Remember SMK Segambut Jaya has old and tall trees along the perimeter too, so I think that will help to block. IWK also confirmed via official email they will upgrade this STP to covered type which from my research of converted STP will look more green plus they have also planted trees around the perimeter.

The SA Audrey told me there's one 1,307sf unit available due to loan rejected when I went for the CNY event yesterday.Have to be quick. The bigger size have quite a number of units available so no need to rush.

Got 10% discount, so is around rm837k.

Facing pool of Menara Duta 1 and Duta 2.
Ubobstructed view.
Been lving there for 13 years but moved out since Jan 2014 to landed prop at Prima Impian.
Having dilemma now whether to sell or keep it.
Whats your point of view ?

mike, hard to say. you might want to wait until the new luxury condos and international school are completed or you might sell now and use the money for another investment/business which could earn much more money for you. best of luck to you.

anyway your "dilemma" is something many people wish they had, a landed house and extra condo to keep/sell? rclxms.gif

i suppose the nearest MRT would be kl metropolis. oh ya, anyone set up an anjali fb site? or whatsapp chat group?

Alexng, if you want I can set up a closed FB group for general chit chat, but I'm not sure many will join at present time. The desire to be part of one will probably only pick up traction closer to completion date, as pointed out by ABD before.

Haha Goo2. Still trying to digest how coincidental it is that our units are in such close proximity! Was really nice having you as company throughout the CNY meet. Looking forward to other meet ups!

Oh by the way guys, I spoke to the CEO and he told me some interesting things like (OK some of which I will not share, especially on a public forum, to safeguard CEO's privacy):

(1) He's pushing the speed of construction, workers work till 10pm - he appears to be very optimistic that construction will be completed before the expected Aug 2017 deadline - I think most of us agree especially after looking at all the monthly progress photos

(2) Tago was offered by the squatters to purchase the Lands across the road at a ridiculous price of RM450psqft! - so I guess we will have to wait a little longer for more development to shape up since landowners are holding out for sky high prices.

(3) Azaran Hill will be sold at RM650k when refurbishment is completed? Not sure if anyone is interested here.

(4) CEO plans to install state-of-the-art security cameras like those utilised by the immigration which snap photos of people as they walk by or something? I'm no expert on the field of security but its very reassuring coming from the Big Man himself!

And general feel from speaking to the CEO is he cares deeply about this Project and those who've trusted his Company enough to plonk their hard earned money on a unit here. Hence, as he told me, he wanted to hold the CNY do last Saturday to show people that he cared. Bravo! tongue.gif

I think it's great that the CEO and directors are personally focused on Anjali. I would expect this translates to better quality finished product as a result.

I have faith that the squatters will settle for a price that's win-win for them and developers. Ultimately, I believe we are going to see something nice being built there and the surroundings will just keep getting better smile.gif

Fingers crossed the link will happen.

Yup nearest MRT will be at KL Metropolis, so far. But what I like most is the MITEC centre, about 10X times KL Convention Centre size to complete in 2016. In future it will be much easier to visit all the major shows and exhibitions.
