Looking good! Happy I decided to take the plunge now. Wanted to do some research about prices in and around the general north kiara area, so I decided to call up Loh & Loh to get some details about their upcoming "NK Residences" project. Lady over the phone told me they are looking to launch at around 750psf. Anjali looks to be priced quite well in relative comparison.

My agent tells me Alan Tong owns the plot(s) of land opposite Anjali. Anyone can confirm/verify this information?

My agent says that someone close to Alan Tong told him that the land on which the squatters are occupying is owned by AT. Agent hasn't verified if its true or not. Will try to do a search on the lands next week, if possible tongue.gif

hi goo2. Apparently Alan Tong owns the land fronting anjali/the school. But the information is really hearsay at this point. Would be great news if Bukit Kiara Properties owns those parcels of land but I don't want to be too optimistic just yet lol. I'll believe it when I see it - land search. Anyways, Alan Tong has never come out to say he is looking to develop in segambut dalam (or has he?). So I'm actually alil' sceptical

govt docs listing those land that might be acquired for construction of jalan segambut-mont kiara. the lots 13717 and 13718 are included.

i guess only after the road is done that the land owner will do something with it.

Interesting! Are they acquiring the whole or only part of those lots?

Oddly i found the PT numbers for the respective lot numbers from e-warta after looking at your attachments. I've asked the runner to try to do a search with those PT numbers. Not sure if they are the right numbers but am hoping for the best.

Hahahihihehehoho, well, the short answer would be.. Pro: Anjali, Con: Scenaria. I jest!

On a more serious note...

I was actually between Anjali and Scenaria. I went to Scenaria first but wasn't happy with the fact that it was a bare unit. Not even an aircon. Further, I was offered a corner unit somewhere on the 21st floor which was roughly about 5 feet away from the edge of another building block. I reasoned with the agent that I could essentially jump from one block to another block! In other words, it's quite a densed condo. On top of that, I think that the road in to Scenaria will probably be a little more congested than Anjali's, what with all the cars parked up by the side of the road already. I note that Prima Tiara 1 & 2, as well as Villa Crystal which is due to be completed in mid-2017, are all situated on the same street as Scenaria.

Anjali however has its pitfalls too. Initially some were concern about the abandoned Azaran Hill Condominium situated just across the development. However, I understand a company based in Muar called Wisdom Realty Sdn Bhd has undertaken refurbishment works on the dilapidated Azaran Hill Condo, it looks really nice now. Now, the biggest concern, at least for me, are some of the squatter-like homes built at the entrypoint of the access road leading to Anjali. Sometime in 2007, I read on E-Warta that the authorities had evicted squatter homes on these lands and flattened it. But there are still homes there now! So I am a little curious as to the rights of the persons occupying those lands. Other than this, the only other thing that I would be cautious about is that the Anjali developer is considered, and I quote my banker, "a Grade B/C developer". They have a rather modest portfolio till date. This is obviously in contradistinction with Scenaria which is developed by a far more reputable company i.e. UOA which has, to state the obvious, an impeccable track record in KV.

In any event, I personally think Anjali is a better choice in this area, at least for me and those who purchased LOL. The developer's vision and desire to impress, has appealed greatly to me. I am betting on the execution bit however. Anywhos, with Anjali, if you pay a little more, you get a low density condo offering 11ft ceilings; fully kitted bathrooms; aircons; a somewhat private lift; and..... a pretty cool kitchen fitted with TEKA ovens and the like. Anjali's architecture and concept, I believe, will draw more of the younger home buyers. It's got so many more "cool" points over Scenaria.

Anyways, this is only my opinion. I am sure many will have their reasons to distance themselves from my perspective of the two condos. After all, no two persons are guaranteed to see things the same way. As such, I suggest you go look around the area, visit the showrooms, do some research online, and see what suits your needs best. Guys, it appears that Kiaramas Development (Asia Quest) owns parts of the land in front of the school! The rest are owned by malay individuals (family members I believe).

Will upload the land search tomorrow when I get it from the runner.

Edit:

1. Kiaramas Development owns only about 7/20 of Lot 13717, the rest is owned by other individuals (about 11 of them I think). Unfortunately, Lot 13718 is owned entirely by individuals (from the rather blur image of the land search, I gather about 10 different individuals).

2. Kiaramas Development bought their now 7/20 share in Lot 13717 sometime around late 2012. MOT around Dec 2012.

3. Very negligible portions of both lands were acquired from the govt to complete the roadworks.

Haha. Yes, the Anjali developer is definitely cash rich. My former firm used to (perhaps still) services this company.

Guess my statement about humans having different opinions applies to banks as well! LOL.

Apparently if I had the H.S.D numbers instead of the PT numbers, the search would have given more accurate results. Not sure what that means though.

Asia Quest's share in Lot 13717 is also confirmed in http://www.e-warta.com.my/ewds/docs/gn/borang%20D.pdf.

Just got invited to the Scenaria facebook group page. Those guys are really active and excited haha. Sense a little bit of jealousy whenever they peer over at the Anjali site! lol.

The Scenarians aren't happy about their wire mesh fences at the moment. Apparently they've written to UOA about it. The Scenaria community are probably taking precautionary measures/cues, especially with news that Le Yuan residents have lodged complaints to UOA about defects and perhaps what they deem to be arbitrary cost-cutting measures by UOA. Whatever it is, it appears the Scenaria bunch are quite proactive. Hopefully they keep UOA on their toes and ensure they do a bang-on good job!

And yes 362436, in actuality, without the Scenaria development, I probably wouldn't have considered purchasing a unit here lor. So if Scenaria turns out to be a neat and tidy development (alongside their Kepong commercial development), it'll only mean good things for us. thumbup.gif

Yah, ABD, perhaps a little too soon to get a group going. Maybe some time two years down the road will be better, when the development is closer to completion. Read about FCW/IJM's Riana Dutamas as well, but couldn't for the life of me figure out which plot of land they are intending to develop on. Is it close to the TCM land/same stretch of road?

Perhaps even closer still to our Anjali development, is this plot of land called "Ladang Segambut", community of Indian rubber tappers I believe. A lawyer friend of mine was recently successful in obtaining an order at the High Court against the squatters living at "Ladang Segambut". I believe its a village under/close by to the Jln Segambut overhead bridge. Want to clear for development as well. Presently owned by Triple-H Sdn Bhd and New York Empire Sdn Bhd.

Heard they were served with an eviction notice early December, giving them 90 days to leave the lands. Not sure if there is a stay of execution on the Notice, because I read that it's fixed before the Court of Appeal in late March for hearing. Even assuming it goes all the way to the Federal Court, the litigation should conclude sometime end of this year at the very latest I speculate, paving the way for further development in the near future.

Hi Fox, I'm not sure. According to the Ladang Segambut Facebook community page, the coordinates of the village (or at least the unfortunate 50 families whose houses were burnt to the ground in 2007) is located at http://goo.gl/maps/mxuV.

The location link shows that the village is somewhere close to the overhead bridge. Tan Chong Motors is on the other side of the overhead bridge however. hmm.gif So imo its probably not Tan Chong's land. Of course this is assuming the location link is reliable hahaha.

Also, I don't know if the companies whom are presently the registered proprietors of the "Ladang Segambut" land are related to Tan Chong Motors. If I were to make a not so educated guess, I don't think Tan Chong Motors have any actual interest in the "Ladang Segambut" lands.

Edit: Triple H Auto Parts Sdn Bhd incorporated in 2002. Based in Ipoh. Don't think they have any connections to Tan Chong Motors icon_rolleyes.gif If all goes well for them, we should see a separate development sprouting out in close proximity to Anjali

By the way, I think I now know where "Ladang Segambut" is. Coming from Anjali's direction and heading towards the future Riana Dutamas development, "Ladang Segambut" should be the squatters on the left of the overhead bridge.

I've attached pictures of the 2012 efforts to rebuild the homes which were burnt in Ladang Segambut. You will notice in the background Mandy Villa (quite a distance away), high tension wires and an orange home in close proximity.

Those landmarks serve as a good indication as to where this Ladang Segambut village is. Especially the orange home which serves as the closest landmark. I say this because I recall seeing this conspicuous orange home before!
