Eurt, you must have had a happy night. I assure you i'm not agent, the agents are quite relaxed and not working late nights i think, just go visit those fellas at the show gallery, no sweat one, some even holiday this labour day long weekend.

I can 100% guarantee you are not wrong. You are correct. This area TODAY looks underdeveloped!

You can choose to be positive and believe this area will grow like the surrounding areas have GROWN! Or if you are negative towards this area, there is Mont Kiara, Dutamas, Bangsar, Damansara City, Old Klang Road (aka KL South), KL CIty Centre and many other "ong" areas for you to put your money.

Bukit Segambut, is just another Kuala Lumpur street with new projects, it is not anything spectacularly bright and flashy like Mont Kiara, Desa Parkcity or KLCC. Buyer is advised to use own discretion.

On Jalan Segambut upgrading the KL Mayor has given his statement. It's up to authorities to act. I agree it's been long time. But remember, now Verdana is built up, and part of their plan is a road connection to Jalan Segambut/Kiara 3. They are BRDB, a taikor in the industry.

What is the proper name for the red title land cert? Land title can change, a lot of land here for lower density can change to other purpose and high density. Even malay reserved land can be developed by malay company, which is an easy arrangement smile.gif

Desa Parkcity and Bukit Segambut totally different. DPC newly opened land all Chinese, no kampung. So the price also very GOOD biggrin.gif

Looking at situation today Bukit Segambut is not rental area. It is own stay area and good for those upgraders from the 1,000+ sq ft condo to a bigger floor space.

Today best rental units are in MK, fully urbanized and modern world class facilities, the people are very good, high class, lots and lots of rental units from RM3K to 7-8-9-10K luxury condominiums. You can join them to search for tenants too.

BUT I believe Bukit Segambut in future will be different from what you see today, I know you don't believe.

Due to our entry price, I think we can offer a nicer rental rate for big sized units to those value customers like some Koreans. Make no mistake, some Koreans and Indian expats are value bargain hunters. If the roads and surroundings get upgraded should not be any issue to attract renters.

Eurt, chill lar. All the buyers are adults, we also surveyed the area and assessed the pros and cons.

I saw in the other thread you are interested in Azaran? I'm confused I thought you don't like this location?

taikor, this is a big purchase so don't worry about rm500 booking fee lost, you can earn it back. or find someone to pay you 500 to let go the unit.

Wah tis part of KL is gonna somehow b a bit like okr soon. Too many launches suddenly.

But yup the upgrade of access ll improve tremendously especially the duke is taking place now. So no worry bout it. Howeva, regarding the access to anjali, I blif the widening is quite minimum n won't provide a max impact for the project. Yup tago is doin it but there is a limit for the width of the road unless they hav gotten approval for a one way ticket kinda traffic flow.

Comparing the mk with north kiara (so called nowadays) is not appropriate at the moment. It's just like comparing mk to damansara heights 20 yrs ago. No one ll know how gd can mk turn out to b back then.

I blif tis part of town ll blossom due to the KL metro project.

And finally the fcw project should b loc nearby tan chong. Those huge lands previously belong to gbh is the reason latuk lobet tan nge nge bot over the coy. With the planned Dev fr face, segambut ll slowly become a nice place, if the planning if gd especially the access. Too bad no mrt.

ManutdGiggs, with all due respect, Anjali and the tiny cluster of residential does not need a major road frontage because they are not commercial.

In fact being in an "off Jalan Segmabut-Jalan Kiara 3" position is better for housing. I refer to TTDI, KL where they built tiny "service roads" for the houses, separate from the major roads running within TTDI.
