Just booked a unit last Sunday..purely for investment. Went there after reading Sunday's paper during breakfast. Yes, the left over units are those at low levels and the bigger build up units. Comes partially furnished with 2 AC and kitchen cabinets. Two car parks for each unit...smile.gif Location is superb near to future high end shopping centre promenade 8 and it is freehold.

I didn't bother finding out. There was a huge crowd that day all busy selecting their choiced units. I went straight to the cheapest units at 480K which are mainly at low levels. Mine is at level 4 facing the "Masjid besi". Built up is 1203 sqft. Booking 3% as usual and 7% upon signing. Developer absorbs interest charges during construction. About 2/3 taken already on that day..as what has been said earlier; by their employers. Few other blocks of the same project launching soon with slightly higher price (better register if interested). Show unit looks nicely decorated (mock show unit within the sales office building).

My bad, yes all have same build ups. You pay premium for better view, nearer car park lots (ground floor). Signed my S&P last week and saw all fully sold but two other blocks opening for sale very soon.

add around 40-50k from previous launching phase..

Subsequent launched were for Block A and D, with approx. 10% premium.

I heard TR is already sold out. But I suspect, with credit requirements tighten by the banks, there might by some fallout. So, do engage the sales executives closely to snap these units. I think the price (psf basis) is still attractive, given its freehold status and freebies, despite majority of the buyers enjoys lower entry price. TR is close to commercial lots e.g. Promenade 8 dan Promenade 2 8. A vacant land on the east has also been designated for a Hotel!

RM0.25 sen. Reasonable given its average facilities. Its quite an exercise to go to the car park podium without covered walkaway from your unit!

Initially, I thought there is an underground access linking the podium to residential blocks. After flipping through the SPA, I cannot find any. I will have to have a second look at it when I return to Malaysia in the next few days and confirm.

Or perhaps other buyers can help to clarify?

Vetted through the SPA. Yes, it seems that there is no covered wakaway from Parking Podium to Residential Block.

Buyers are not allowed to cherry pick the parking lots. I suspect low-floor units get higher floor parking lots. Mine is medium floor residential unit with two pre-assigned car parks; side-by-side located at medium floor as well.

Yeah true Tamara strategic location win hands-down. At the centre of core-island of putrajaya and surrounded by amenities (hosp,police hq,putrajaya transport hub,exclusive commercial centre nearby,etc). No doubt about the potential of this development..

Manage to do a site survey yesterday. I like the surrounding and elevation. I think I might keep it for my kids. smile.gif

I have faith is PJH too. But through my dealings with PJH for the past few weeks, it seems there are quite complacent. Slow in attending to questions/clarifications and not eager to sell their products. My speculation - their earlier products were meant for Government (the government complexes), hence their lax attitude. No offence.

Dealing with commercial complexes and public residences are different ball game altogether. demanding sikit.. smile.gif

Go to www.wikimapia.org and zoom into Precint 8, Putrajaya. A good Samaritan has marked the land for a hotel. The best way to confirm this is to get an insider in PJH to spill the beans (contractors, the anchor tenant, timelines, etc). Or perhaps, just go the PJH office to check the Masterplan. brows.gif I am not able to do that currently, since I'm working abroad. logistic issue. shakehead.gif

First house purchaser here, one thing I really don't know is concept of discount (member of PG as well), since there will be 15pc discount, does it means that you can do 85pc loans, ie no down payment or you can only do 90pc loans out of discounted price? Secondly, any other charges, snp, stamp duty etc, thank you very much

First house purchaser here, one thing I really don't know is concept of discount (member of PG as well), since there will be 15pc discount, does it means that you can do 85pc loans, ie no down payment or you can only do 90pc loans out of discounted price? Secondly, any other charges, snp, stamp duty etc, thank you very much

Most developers waive the snp if you take their panel lawyer. Stamp duty for mot.. Yes you've to pay but some developers do waive that too as part of their promotion.

Invest shall open and not put in race factor. I visited presint 8 last few week, it look very great and the environment for own stay is 5 star. Especially the coming soon commercial hub at there and I believe it will be great in coming few years.

Racial demographics is very subjective and should not be put as a benchmark. And i reckon that it will not be stagnant forever. I have experienced first-hand how this demographics changes with time.

I dont think PJH increase price as what being practiced by other developer. It just that they have two different phase/ launching. Correct me if I am wrong though.

All, just checking, have you guys paid your remaining down payment to the Developer? I am one of the first who bought TR (after the Petronas Group staff of coz) but to date, have not received any notice to pay the remaining balance. Bless but weird....

Yep. Signed the SPA since in May 2013 woooo....but to date they are still silent on the balance of the 10% + add amount after deducting the Margin of Finance.

I guess spewing brainless accusation and trolling about his Cyberjaya superiority is fine but trying to correct the FUD is deemed sarcastic? I often post here in a nice way even when seeing blatant sweeping statement with no grain of truth. But for some reason, his countless mentions about the incorrect 15% bumi discount (here and in his treasured Cyberjaya thread) really took the cake.

So here's a summary. Perhaps he could print this and post-it on his work desk so that he will be mindful on how his trolling can tick people off:

Retiree not sure. Maybe cannot coz 500k superlink with deduction 25% discount still quite a handful to an average retiree.

My aunt, a normal govt staff, bought a super nice terrace for about 300k after discount. One of those nice terraces with garden in front & cul-de-sac parking at the back. If at Desa Park City, probably 1.2mil. LOL

Seriously? Not bad then to be a government pensioner despite the lower-salary. Are u sure there is annual increment for pension? I thought they are fixed based on the final salary. Wonder how much longer (tenure) bank can offer the loan for those pensioner... hmm.gif

hi everyone. the construction has been stopped for now pending appointment of new contractor. the previous one has been suspended by pjh due to poor performance. no wonder block c still stucked at 20% disbursement only to date. :-(

For investment not good but for ownstay i will recommend..the surounding area is nice...

Apparently Aura Residence was advertised as exclusive low-density development by PJH...although the location is much more inferior than Tamara. Putrajaya property is actually good for both ownstay and investment as the infrastructure and landscaping is definitely impressive. It is not good for flipper though.

If not mistaken Tamara already sold-out. It will be better to go personally to PJH Marketing Suite and check yourself if you are interested to purchase PJH property.

Means that the development progress is behind schedule. If not mistaken the main contractor has already been changed by PJH to rectify this. The new contractor now catching-up with the construction.

If late compensation is claimed how and for what amount? will it be promptly paid? im sorry first time buyer haha. really was hoping for the original 2016 date, tired of renting house. but that means loan gonna start kick in in 2016 also still correct?

I had a meeting with PJH today, and they said that the project would be delayed at least 1 year. According to the S&P agreement the vendor will compensate;

went shopping at ayer@8 this evening and I saw at least 5 stories are already up. went to PJH the other day and the rep said the new contractor will build phase 1 and phase 2 simultaneously to speed up the project.

It means that the vendor is liable to pay you an annual late payment interest at 10% of the purchase price.
If the purchase price is, say, RM500 000, you are entitled to RM 50 000 for each year of delay.
For each day of delay you are entitled to RM136.99.

The developer will pay you based on the number of days delayed and not on annual, monthly or weekly basis.

Estimate in a year but will push to complete early according to PJH. Which means now they revised the completion to 2017.

Saujana Aster whih launched (Aug 2014) 1 yr after Tamara already VP and handover to buyer in Dec 2015. Already can get in iproperty for sale n rent.

Oh in that case Pjh still have time to minimize compensation. Doubt that the project can be completed by middle of this year though. Nearby Fera semi-D also yet to VP though the houses were launched way earlier. In the mean time, hopefully Ayer@8 commercials will mature. Any prediction on the rental rate for Tamara? hmm.gif

now global economy not that stable, Malaysia lagi teruk. Rental 3.5k abit impossible. Around 2-2.5k.
Just visit the site painting work have started @ Blok B & C and ayer 8 seem good. Many F&B have started business and Bank rakyat also having business in ayer 8, hope more bank coming in.

Possible if equipped with good furnishing. Airbnb is another good option too given the location. Those units facing Putrajaya main island will have un-interrupted amazing view~ drool.gif

I am one of the owner for Tamara, Blok C.

I just got a letter from developer saying VP is delayed, and as such will need to pay the bank since DIBS has lapsed, and developer will pay 10% per annum for delay till VP.

What does this mean? Does it mean I pay the Progessive Interest (or full loan monthly amount?), but Developer will also pay the 10% per annum to us later when VP?

Sorry, have to ask here, as I am overseas right now. smile.gif

You need to start taking over from the developer to pay the interest indicated in the mail. Some banks do allow you to start paying for the monthly installment. Please check with your bank.

The compensation from the developer will come later.

I believe the VP for block B & C is around March (1st phase purchaser). Block A & D launched 5-6 months after block B&C. If you're Block A &D purchaser. You might receive your "delayed" letter in Sept - Nov this year.

I think what they meant the projected VP based on purchaser S&P first phase of Block B & Block C. However looking from the progress on site, seems Block A & Block D slightly ahead from outside facade. Yet to see the inside completion though. If VP end or early 2017 that is around 7-9 months worth of LAD compensation... mega_shok.gif

just for share, if anyone interested to renovate/ID/electrical work for Tamara I know there is one contractor doing a very good work at cheap and reasonable price.
I hired them for my previous house renovation.

Phase 2 project almost completed due to sold at higher price thus project team can claim more from the banker. Also just until level 17 vs 21 level for phase 1. Phase 1 sold mostly to the internal staffs thus progress slower and post dibs lesser to pay the bank. LAD some more.

However overall project is targeted to complete by Q4.

Anyway, does anybody know VP should be together with Strata Title or not? As per new strata act..

Yeah phase 2 seems to move faster...wonder if they have different workers/team for both phases. Better VP early next year when there is less public holiday. Believe that the new strata act will only apply to property sold last year...

One of my biggest regret is not getting this apartments in 2013.

Now i have to dig in hard in my pocket to own one of these, a friend of mine already booked one at 15% discount from the initial rm432k price, hes a petronas staff.

The twin ferra villa which is facing the lake initially cost 1million is now at rm4 million. 400% increase within 2-3 years.

What are the left over units that is facing the lake and in sight of precint 5, that is where the fireworks, red bull race and balloon events would be.

Still, there should still be substantial capital appreciation since Presint 7&8 are earmarked as International Hub. The first drive-through McD in Putrajaya/Cyberjaya will be opened just across the lake of Fera & Tamara. There is also big commercial/retail development in front of menara Pjh by MRCB.

If only Pjh introduce water-taxi or ferry service for travelling to different area/presint around the lake, with a dock at Ayer8. That will be super awesome. Or maybe there already plan for it and just waiting for implementation. Wishful thinking~ hmm.gif hmm.gif biggrin.gif

Impressive external finishing and landscaping of neighbouring Fera project. Despite the delay and hiccup, Pjh still deliver and believed that the subsale price has now doubled to 4million. Hopefully Tamara will be equally good and better. thumbup.gif thumbup.gif thumbup.gif

seems that they have installed the aircond units.

but not sure whether they have completed the kitchen.

and the guardhouse is almost complete.

I went to my SNP lawyer office yesterday to ask regarding the LAD compensation calculation but it happened that the firm already bankcrupt.. this has been confirmed by my loan bank (which they initially referred this firm for my legal loan agreeement)
so anyone knows what is the best solution to claim for LAD later ? coz if im not mistaken we still need the lawyer for the LAD compensation

btw, i wnt to PJH as well..they said the project only complete in december and hand over keys to all buyers will only begin on feb/march 2017

We will all have to claim this LAD. I would also want to know the process.

How much are you paying the bank now?

I'm taking Maybank loan and paying monthly just under RM1k due to the expiry of the DIBS during construction period. I had to start paying the bank since May 2016.

Usually during VP developer will clear LAD after taking into account the outstanding interest owed by purchaser. Not necessarily user to send notice as its their obligation under SPA.

Hopefully the LAD amount is as per according to the SPA. Otherwise need to bring the dispute to Tribunal.

Maybe house purchasers can discuss with each other when nearing VP to ensure our rights protcted

khairuddin lina & leong..maybank was introduced this firm last time to me for my legal agreement
without lawyer im afraid if the developer takign advantage by not paying the appropriate amount for LAD..
any advise?

fera buyer here....lad given in full by pjh up until the letter to the bank informing the completion of the house. however, keys are only given 1/12 after so rugi 1/12 of lad. can appeal but will take months and not sure approved so we decided to just take what we can get.

pjh said fera houses sold except 3-4 houses....the back-to-back ones

you dun need lawyer to claim LAD....at least for now,

you just need to make a trip to Housing Tribunal and put in your claim.

by the way, I am not sure if you can claim LAD if the units have not been Vped and the developer has not come out with their calculation of LAD yet..

Have you check the market rental there? I was referring to Garden Residences Semi-D not the service residences, even SEG and Symphony Hill terrace asking rental 3000 per month..
Not to mention 2sty terrace at presint 11 asking rental less than 3000. Dwiputra also if can rent out at 2000 per month consider lucky enough.

I not sure in future whether rental can reach 3k or not. But from my personal view tamara and dwi putra is totally difference in term of density, amenity and spec. That is why tamara was sold out in 3 day during launching.

Density :
Tamara is 440 unit in 9 acres land + 1.4 acre neighborhood park + a full size football field (total around 12.5 acres), dwiputra is 880 unit in 11 acres land that all.

Amenity :
Tamara is walking distance to ayer 8 & promenade, for dwiputra u need to drive out to the nearby precint 15 or alamanda. I not sure presint 14,15 got any petrol station but I can confirm there is in presint 8 and many orther amnity like bank, pasar, shop, food court and gov school even hospital and police station also within driving distance less than 2km.

Spec :
Tamara all are 1200ft come with complete kitchen facilities as shown unit wihouth the 3G glass (kitchen cabinet, hob, hood, oven and microwave), Dwiputra there are 950ft & 1200ft with only kitchen sink is provided, if owner add in kitchen cabinet there maybe only simple cabinet with hob & hood.
Tamara all bed room is laminated timber flooring, dwiputra are just tile flooring.
Tamara come with 2 aircon as well, dwiputra i remeber correectly is no aircon provide unless owner add in air con.
Tamara bath room is come with glass panel (if i remember correct), dwiputra bath room is just basic.

If say dwiputra 950ft rented out RM2k, why not tamara rented out higher?

Just my own view.

Well, Im not sure how to compare market rental between condo & landed property as I believe there are different pool of tenant for high-rise v landed.. Thats why earlier I shared the rental index for The Hyve @ Cyberjaya as prepared by respective property agency as reference...u could verify with the agency on the info they provided and share with us your finding. Guess it will depends on developer...if a good one shouldn't take long. After all developer should already know how much compensation to purchaser as it already clearly stated in Spa~
