QUOTE(naznee @ Mar 4 2013, 11:59 PM)
I didn't bother finding out. There was a huge crowd that day all busy selecting their choiced units. I went straight to the cheapest units at 480K which are mainly at low levels. Mine is at level 4 facing the "Masjid besi". Built up is 1203 sqft. Booking 3% as usual and 7% upon signing. Developer absorbs interest charges during construction. About 2/3 taken already on that day..as what has been said earlier; by their employers. Few other blocks of the same project launching soon with slightly higher price (better register if interested). Show unit looks nicely decorated (mock show unit within the sales office building).
*
Which block did u bought facing the Sultan Mizan mosque?

QUOTE(naznee @ May 26 2013, 11:46 PM)
Hi all, the other two blocks were launched last week with 70K increased in price.. rolleyes.gif

QUOTE(zone_positive @ Jul 7 2013, 10:33 PM)
wow..the 2nd launch for remaining two blocks increase 50-70k from the previous one..so  fast...!!!!
*
Which block(s) launched earlier? Block B, block C (nearer/ facing to the lake) or block A, block D? And what was the launch price for early phase? Any buyers can share..

QUOTE(skeimc @ Aug 4 2013, 02:36 PM)
First two blocks launched were Block B and Block C, facing the man-made lake. The two blocks were launched at RM 480,888 to RM 572,088; before discount. Bumi entitled for 7% discount while Petronas Group staff entitled for a whopping 15% discount. All good units were snapped by PG staff since they were invited for a "soft launch". Nice perks.

Subsequent launched were for Block A and D, with approx. 10% premium.

I heard TR is already sold out. But I suspect, with credit requirements tighten by the banks, there might by some fallout. So, do engage the sales executives closely to snap these units. I think the price (psf basis) is still attractive, given its freehold status and freebies, despite majority of the buyers enjoys lower entry price. TR is close to commercial lots e.g. Promenade 8 dan Promenade 2 8. A vacant land on the east has also been designated for a Hotel!
*
Good information sharing~ thumbup.gif Agreed with the strategic and superb location. And the price just around 400psft. Relatively cheaper than those Cyberjaya high-rise... sweat.gif sweat.gif

QUOTE(skeimc @ Aug 4 2013, 02:40 PM)
RM0.25 sen. Reasonable given its average facilities. Its quite an exercise to go to the car park podium without covered walkaway from your unit!
*
Really no covered-walkaway to car park podium? Hopefully developer will notice this and rectify, else its going to be headache for owners walking from residential blocks to car park podium. Especially during rainy season... doh.gif

How is the parking lots allocation? Low-floor units get higher floor parking lot and vice versa for high-floor units or buyers can choose/pick parking lot?

Not bad the price. Almost same like Tamara.

QUOTE(shahwan86 @ Aug 7 2013, 01:00 PM)
XXyap, thank you for that. But we choose Tamara not only because of psf. Visit the site of its construction and you will know the reason. smile.gif
*
Yeah true Tamara strategic location win hands-down. At the centre of core-island of putrajaya and surrounded by amenities (hosp, police hq,putrajaya transport hub, exclusive commercial centre nearby, etc). No doubt about the potential of this development..

Normally developer waive S&P right? Probably just need to pay a bit for administration fee. And some developer also absorb Loan Legal Fees and MOT too. How bout this project what is the package that being offered? hmm.gif hmm.gif

The area might not be that big. The location definitely exclusive enough in Putrajaya. I think the first intergrated commercial to be build within the core-island near the lake...

The same contractors for the Taman Kejiranan on 1.38 acre land!

Been googling-up the appointed contractors for this project. Clouston Design seems quite an established company with various high-end project in KL (even overseas). However theres not much info on the main contractor System Engineering and Construction Sdn Bhd...

Mind to share Which unit u bought? Do there still hav any un take unit?
*
Phase 1 facing lake, but low-floor. Not sure if there is anymore left. All unit definitely fully-booked, whether those buyers managed to get financing is another story. hmm.gif

QUOTE(shinebr8 @ Oct 15 2013, 08:40 AM)
Putrjy mostly malay. Thats why u see taikor here wont discuss one...not appealing to them..onwstay or invest..
*
I think the reason is because most Putrajaya purchasers are not speculators/flippers. Hence not much discussion on this 'hidden-gem' area~ laugh.gif

QUOTE(Krgoh @ Oct 15 2013, 09:03 AM)
I bought 1 unit here. For investment. Wondering the rental it can fetch once completed
*
Hopefully nearby commercial Ayer@8 will be successful and attract good and well known tenant, which in turn will affect Tamara rental. Nearby Cancer Institute is almost completed alongside the new highway. And not far-away Herriot-Watt University construction is also progressing rapidly. brows.gif brows.gif

QUOTE(xyyap @ Oct 15 2013, 02:16 PM)
The 15% Bumi discount drives us away.
If I am Bumi brother, I will buy!
By the way, Cyberjaya also quite many Bumi brothers coming in...
*
QUOTE(shinebr8 @ Oct 15 2013, 02:33 PM)
15% if u are bumi + petronas staff woh
*
I think 15% discount only apply for PG staff. Others will have to pay normal price (just only some disc for Bumi buyers, which is same like any other development).

QUOTE(Glcotan @ Oct 15 2013, 04:57 PM)
ya, agree the infrastructure is superb, just like cyberjaya..
but to live there a bit inconvenience for daily life
*
I reckon that the landscaping and maintenance of those landscaping are even 10x better than Cyber. Do drive around and see+feel it for yourself the tranquility. The basic amenities are sufficient, just that of course commercial activities are different than KL or other places that we are used to (no roadside stalls, no illegal bussiness, etc).

QUOTE(tangent88 @ Oct 15 2013, 05:26 PM)

QUOTE(shinebr8 @ Oct 15 2013, 08:59 PM)
Putrajaya has obvious social/racial demographics. Reckon it will take as twice as much time than cyb to be livelier place. Should have these 2 cities work hand in hand.
*
Racial demographics is very subjective and should not be put as a benchmark. And i reckon that it will not be stagnant forever. I have experienced first-hand how this demographics changes with time.

QUOTE(xyyap @ Oct 15 2013, 10:12 PM)
10 x better than Cyberjaya?

Cyberjaya has luxury HER, sexy highrise, happening SOHO, mushrooming commercial coming...

The success of Cyberjaya is a city, not a township.

People call us water fish, u cannot escape, sure kena hantam up & down. Haha.
*
Lets just say I have been working in Cyberjaya and Putrajaya for quite some times and I am able to observe the progress of both places. Both have their own strengths which compliment one another despite majority assumption that they were not inter-connected.

Did they increase price for drop out?
*
I dont think PJH increase price as what being practiced by other developer. It just that they have two different phase/ launching. Correct me if I am wrong though.

All, just checking, have you guys paid your remaining down payment to the Developer? I am one of the first who bought TR (after the Petronas Group staff of coz) but to date, have not received any notice to pay the remaining balance. Bless but weird....
*
Have u signed S&P ? Maybe developer still processing and finalizing all documents in one go... unsure.gif

QUOTE(skeimc @ Oct 24 2013, 02:39 PM)
Ayer@8 sound like a bad name. why cant they just call it 'Promenade@8'? hish.

Couldn't agree more. But then again there are already so many project branded/named as Promenade as well... sweat.gif sweat.gif

25% for government staff really power... For retiree still can get?
*
I don't think retiree still considered as government staff. Correct me if Im wrong though...

QUOTE(my44 @ Oct 28 2013, 12:40 PM)
Retiree not sure. Maybe cannot coz 500k superlink with deduction 25% discount still quite a handful to an average retiree.

My aunt, a normal govt staff, bought a super nice terrace for about 300k after discount. One of those nice terraces with garden in front & cul-de-sac parking at the back. If at Desa Park City, probably 1.2mil. LOL
*
Wow. Guess your aunt had a good instinct. Congratz~

That should be the catch. Definitely not for flipper. No free-meal in this world.

Anyway anyway does anyone know is Tamara development affected by the recent Budget ban on dibs? If it won't, how or where will this dibs appear in (loan agreement/s&p/supplementary doc/etc)???

The retirees are also qualified for 25% discount (with lock-in of 20 years). They have regular stream of income (pension) and it comes with anual increment which is good enough to cover the inflation. most importantly, they have 'golden handshake'. Can apply loans from banks la.
*
Seriously? Not bad then to be a government pensioner despite the lower-salary. Are u sure there is annual increment for pension? I thought they are fixed based on the final salary. Wonder how much longer (tenure) bank can offer the loan for those pensioner... hmm.gif
