So today I went to Nukilan 3 site for weekly recce.

This is the view from kitchen window/maid room/guest unit no 50-61 of Nukilan 3.

But we will get anti-climb fence later on for the border fencing.

This was taken from Bedroom 2 for unit no 58 of Nukilan 3.

*by the way, the wood flooring for staircase is still in progress for unit no 58.

If you look carefully actually unit no 50-61 the back is facing a golf driving range.

For me it is stunning view. Imagine that Laman Glenmarie buyer need to pay premium for golf course facing house and we get back view of green driving range for FREE! rclxm9.gif rclxm9.gif rclxm9.gif

I was curious about the driving range so I decided to find it.

So I managed to located it. Quite strange it does not have any name just "driving range"

It goes up to 300m and also there a fishing pond. I spoke to the caretaker and understand the both driving range and fishing pond are under same owner. Owner was approached by IOI to buy his 20 acres of land for RM 20M and decided not to sell yet. So for now, the plot will remain the driving range and fishing pond.

Good news: Green scenery. Not facing housing area.
Bad news: Flood light from the driving range may or may not brighten up the Bedroom 2 & 3 of unit 51-61 of Nukilan 3. Driving range not guarded, may be use as entry/escape route for thief.

The housing area that very close with another parcel of Nukilan 3 unit 1 -44 call "Taman Desa Kemuning, Seksyen 35 Shah Alam"

So I took some picture from the taman.

do you guys managed to get the bank loan approval within 1 week after the booking?

i might call them to extend the signing of snp...

I got mine within 3 days.

However, no issue at all for you to call them to extend. I am sure they are more than willing to do so.

Ps: once you sign the SnP, please don't hesitate to join our secret society. brows.gif

I think it was fast because I keep pushing the banker biggrin.gif I tell all the 4 bankers I applied with, who come to me with approval first, I will sign which.

No worries. I extended mine twice. In total three weeks. It is your right to get the best offer from banker. Less popular bank (Standard Chartered, Citibank, OCBC & Al-Rajhi) will take shorter time since less applicant. CIMB. HLB. Public and Maybank normally should take 4-5 days depending on the officer and branch.

For me once I get the letter, I choose to meet 1 banker on each day so I would not get confuse. So it took me almost a week just to meet with banker. So I get about two weeks to answer to interview, submitting additional documents if require.

Good also can delay paying 10K. hahaha

For InP they would not open the house to other buyer until you surrender your letter I believe. They also slow.

For loan agreement, InP will not bother, you need to find your own lawyer.

You can ask your bankers to recommend panel lawyers to you. Remember to get a few for price comparison.

I saw the road the "Pangsapuri Alam Impian" is ready and open. I took it and I could see Palm Oil factory beside it. Assuming that it was recently completed, CCC will take approximately 6 months. Occupant will move in October 2014.

There's a road sign for it? Didn't really notice. Will the opening of this pangsapuri bring more people to AI?

This Pangsapuri is that Flat at the last roundabout (temple) area? I thought that Flat is occupied. Take so long to CCC?
