I just signed my SPA weeks back and so excited, started to read this forum generally about Alam Impian before I came across to this topic.

Just sharing with you guys that I notice there is different between the architect plan and brochure.



The yellow arrow is where they indicated the door for the maid room. But the green arrow is where is the door will be actually. I think this is very misleading. I think for myself since I am getting the A type this will be an issue since there will be no WC for guests coming over.

This is just my concern. What do you guys think?

Just get back from the site. Here some update for today:

Unit 79 & 80 completed window frame & roofing with basic coating (either stage 4 or 5)


Unit 90,91, & 92 now doing the roof and window frames coming soon (either stage 3 or 4)


Unit 80 - 85 now doing the structural framework (stage 3)


Unit 93 now doing the structural framework (stage 3)


Unit 76-78 now doing the window frame (stage 4)

Only non bumi lot is available. Late March their quota for bumi (50%) actually sold out. Only for those lucky one where the previous buyer not able to get bank loan.

Tenun also a good location, nearer to school, convenience shop/ laundry and also coming up petrol station.

Pentas for me the only downside is you will be facing to the industrial area and also need to go further to make a u-turn. Size wise and design very much to my liking! Especially it comes with the powder room!

These just my personal opinion.

I visited Pentas 1 last week and I could see the finishing is pretty good. Hopefully Nukilan 3 will get the same finishing. I could see that in the master bathroom there is glass partition. It is included in the as part of the specification or as usual the "surprise" feature added by the developer? Nukilan 3 will be getting the alarm and panic/emergency button I suppose. Anything else? Anyone managed the sneak in?

Apart from that I heard that Pentas 3 will be VP after CNY. How many months early do they VP from the first S&P signed? Anyone know? Nukilan 3 will be completed on June 2014. Can we assume that we will can VP on August? Which translate into 6 months early from first S&P signed February 2013.

I like this better than the opaque version we are seeing it earlier. Can you confirm this is Nukilan 3 not Tenun?

I think it just part of the "cement cast" when they are cementing the five feet walkway. You can refer to sycluap post #1568

any idea why the earlier snap you took was opaque and this one is clear shower screen?

on Sunday (30 March) I entered unit 92,91, 90 and 81.

Unit 92, 91 and 90 they are done with applying liquor to the wooden floor. None of the sanitary, shower, tap install yet.

No door knob on the door. Nako window for kitchen yet to be install. The rest of window panel are perfectly installed.

Electrical wiring done without any switches, no alarm panel available and motion detector install.

Unit 81 done with Nako window for kitchen.

Wooden floor full with sawdust, maybe just installed and done with refining it.

None of the sanitary, shower, tap install yet.

Since it is confirmed we get pebble washed on the roof, I really like your idea! So can we convert part of the window panel to become door?

I really like the idea of Pentas 2 with aluminium sliding shade for the master bedroom. Any idea how much this will cost? It will really helps since mine is the East-West orientation unit.

To save budget we can hack down partly of the maid room's wall. However we will not gain much since it will not directly increase the floor size of the kitchen. Unless we can move the maid bathroom to the other end. But this will cost a BOOM!

Naco is the cheap window. The one with lots of small glass with as the louvre with single latch to open or close.

It just a small portion at the kitchen window, maybe the sink-facing position. You can refer to the S&P drawing for details.

So today I went to Nukilan 3 site for weekly recce.

This is the view from kitchen window/maid room/guest unit no 50-61 of Nukilan 3.





But we will get anti-climb fence later on for the border fencing.

*by the way, the wood flooring for staircase is still in progress for unit no 58.

If you look carefully actually unit no 50-61 the back is facing a golf driving range.

For me it is stunning view. Imagine that Laman Glenmarie buyer need to pay premium for golf course facing house and we get back view of green driving range for FREE!

I was curious about the driving range so I decided to find it.

So I managed to located it. Quite strange it does not have any name just "driving range"

Here is the surrounding of the driving range:













It goes up to 300m and also there a fishing pond. I spoke to the caretaker and understand the both driving range and fishing pond are under same owner. Owner was approached by IOI to buy his 20 acres of land for RM 20M and decided not to sell yet. So for now, the plot will remain the driving range and fishing pond.

Good news: Green scenery. Not facing housing area.
Bad news: Flood light from the driving range may or may not brighten up the Bedroom 2 & 3 of unit 51-61 of Nukilan 3. Driving range not guarded, may be use as entry/escape route for thief.

The housing area that very close with another parcel of Nukilan 3 unit 1 -44 call "Taman Desa Kemuning, Seksyen 35 Shah Alam"
