dear all sifu, just visited the place today...cyberjaya not really my place so need so advice from master here.. overall the layout for such a small unit is considerably ok, though price per sf is not that cheap rclxub.gif

cyberjaya got many well establish MNC, companies, maybe some government department and univ/college. any idea on the rental/investment in this market? i ask the agent the same question but surely they will say how good how good la..but i also notice there is quite a number of property project in this area. such as the domain. pass by the domain today, already finish construct but all unit empty.what i see is only for rent notice blink.gif

near the lim kok wing got the place, mah sing also got gardenview...what what d'pulze.. do u guys think that in 3-5 years time supply will more than demand? if yes, worth to invest in the hyve ?

paid my booking too for the 450sqft today..the SA told loan panel is Maybank,HLB,UOA & OCBC only..is that right ? what the best loan rate offer right now ?

haha..it does fetch price but those unit is above 1000sf..duno 500++ sf can fetch how much

450 sf , price about 250++ i guess..depending on which floor. pangaea delay from last year til this year , guess well known developer a bit lansi...

one thing for sure is that you will be attracting Middle Eastern/African students...doubt locals will rent unless at RM400/room

hard to say what's going to happen 3 years down the road.

but i see its very likely to become Mont Kiara, where the supply is more than demand, but there are still $$$$ to be made, just need a different approach. wink.gif

many people that working in CBJ are from other states and just renting in klang valley.
shopping malls, cinema, night life, non-halal restaurant, super market etc etc is picking up here, so if you are working in CBJ, it's much easier for you to access the potential tenants (both malaysian and expat) and get their interest to stay in CBJ.

if the costs is an issue, probably have to be looking into let individually rooms instead of whole unit.

Just for a sharing, i drove 60kmph from puchong to CBJ, it takes about 10minutes... If ask me to choose to stay in puchong or CBJ, i'll choose CBJ for sure!..
