In terms of development, some critics are already saying that KL is building lesser per capita than last time. We also lag our neighbours including the developing ones in terms of innovation and concepts and of course density. KL's density is nowhere compared to even smaller populated Hong Kong.

The missing thing is Public Transportation and Purchasing Power, which again is actually the result of people not earning much and salaries were not align with inflation over the years. However, the money supply has actually increased so many times, which means that the bulk of money is belonged to some people.

Phase 1 - Inwood Residences
Build area from 1,125sq ft to 1,965sq ft..

Facing City/North
Unit B1, B2 & B3 : 1,235 sq ft
Unit A1 : 1,125 sq ft

Facing Forest/South
Unit B 1,235 sq ft
Unit A 1,215 sq ft
Unit C 1,660 sq ft
Unit D 1,965 sq ft

All units come with 2 car parks except for unit D, which will get 3 car parks

The picture so beautiful d.. sure sell out.. only surroundings off abit. plus now the NPE dam jam after the last toll(can enjoy the view of them clearing the land).

To be honest, year 2010 i used to drive to work from pantai hillpark to PJ using NPE. Those days already jam like hell dy especially intersection from & to subang. Later there's huge traffic heading cheras connecting SMART.
This development will definitely doubled the traffic....again!
Unless your work place just nearby should be fine.
Our public transport.....haiz... blink.gif

Not sure about the management fees but price ranges from RM731,800 to RM1,544,800..

Facilities standard but one of their key features is THE ENCHANTED GARDEN.

Traffic will be smooth at 10am. Anything before will be like hell.
I suggest that you on the road by 6am. Following suggestion will keep you survive thru KL hectic life.
1) Buy property near to work place.
2) Travel time less than 30min
3) Schools or daycare need to be less than 1km.
4) Best is ride a bike or motor....
5) Public transport....LRT/MTR/Monorail...

I think they'll charge $0.35/sf above or $0.50/sf. My condo already charge $0.25/sf already and only cover basic maintenance.
Let say if it's 1000sf, management fees @ $0.50/sf will be $500/mth + sinking fund $50. Simply $550/mth.
Are you guys ready for that?
I always aim to invest apartment which don't have swimming pool or tennis court. Yeah it's old but some apartment maintain pretty well and neat.
Tennis court i only use once a month, swimming pool....erm twice a year?

Yea, look, the main heavy traffic are exiting from pantai coz there's on 2 exit.
1) exit to NPE (back door & front of RTM), heavy load as they're squeezing to brickfields.
2) exit to Federal, start heavy traffic at front of UOA.

So, anymore development will push many ppl work from home.
Your case not too bad.

650 psf for IJM is BBB la.. u see D sands in OKR (kampung ish also) is like 640 psf
