KL's one and only urban forest city!

The 200 acres forest, Bukit Kerinchi next to it, is it forest reserve?

Access through:

1) Future direct floyover from New Pantai Highway then Jalan Pantai Permai 7
2) From Federal Highway then pass by Pantai Hill Park via Jalan Pantai Permai 7

Looks like not launch yet, still asking people to register...

Like Saville Bangsar which I think is quite special case, it was malay reserve land but quota approved as 50%:50% so non bumi capped at 50%

Most MRL is 100% bumi...

If freehold, there is no need for consent for MOT

Because it's MRL (freehold), that's why there is need to get consent for MOT so as to meet the bumi requirement

So this is MRL, nothing to do with freehold or leasehold

Other developer company polices on staff purchase is:

1) quota on the number of units available for staff. Say total project units 300 and staff quota is 10% then staff only can book 30 units. If 40% of the units are good view then still have 30% good view unit after staff allocation.

2) Staff must sign S&P either in their own name or join name with another person. So the only profit opportunity is for the staff to JV with a third party

3) Staff not allow to book and then transfer name to third party

Malay Reserve Land

There are certain properties which have “Malay Reserve Land” status (Note: This is not the same as “Bumi Lot” properties). These properties cannot be transferred to a Non-Malay under any circumstances. And just as in leasehold properties, state consent has to be given for transfer.

A majority of banks will not give a mortgage loan for Malay Reserve Land properties.

There will be a future entrance from NPE without toll

Divided into residential zone and commercial zone, more than 10 towers

First tower launching June/July 2014, furthest away from NPE entrance n near to Pantai Hill Park

Expected selling for RM700-800psf

USP : Forest view but well, only one side of the tower...

They already started with aggressive registration for more than a year, in between participated in several property exhibtion, now somemore ask previous registrants to "refresh "registration" to gauge whether they are still keen or play play only

No hot in LYN no mean not hot...only 2xx units, if within one weekend all booked hot or not...maybe high % already book by staff before balloting
