20,000 registered. After refreshed, maybe 5,000 still interested. I also refreshed. After visiting the site and passed the Malay cemetery and the narrow roads, I am having second thoughts. Likely will not go for it even lucky enough to be selected for ballot. Cemetery is approx 200 metres away from the entrance to the project. Imagine having to pass by this cemetery everyday. And, there's another Malay cemetery at the other end of this project. Basically there's one Malay cemetery at one end and another at the other end. Bad feng shui.

If it is hot or BBB...there will plenty of talking points here...and may go up to version 3 even before really launch....

just wonder why this is not the case...

No hot in LYN no mean not hot...only 2xx units, if within one weekend all booked hot or not...maybe high % already book by staff before balloting

the price start from RM650/sqft according to information from IJMLand...
The Park Residences nearby are selling at 800-850/sqft... any potential this Pantai Sentral Park can go up to same value?

and the direct access 1KM length of ramp will be built up linked to NPE... is this sound promising?

Discover few projects also not so hot in LYN, but once completed the price increase more than the other declare as "hot" project.
This is due to some factor that not really "Hot" in LYN, means young man investor.
But "hot" in those rich man or business man, they are bought for stay, finally is mature and potential area instead of mostly is HOT by investor smile.gif

Hi guys, i just migrated out from malaysia for 1 year, realised there's so much changes on development!
I bought 2 units in pantai hillpark 6 years ago and those areas were all squatters! Hardly imagine big giant developers moving in to develop the area such as KL Gateway, IJM and UOA. Have they ever concern on the transportation issue??
Even way before these big timer coming in, it's already very jam. Now jump in these big development, i think residents there gonna stuck 2 hrs

Pantai Sentral Park's Parcels that are already Zoned as Residential:

Parcel 1 = 211 units
Parcel 2 = 243 units
Parcel 3 = 235 units
Parcel 4 = 421 units
Parcel 5 = 389 units
Parcel 6 = 210 units

Total = 1,709 units

If commercial blocks are eventually housing serviced apartments or soho, I believe the total no. of units will not exceed 4,000 units.

KL Gateway = (357 x 2) + (233 x 2) = 1,180 units

Bangsar South City = maximum 2,100 units - including future phases.

South View Serviced Apartments = 1,204 units

Resonance/Novum @ South Bangsar = about 1,000 units

Nova Pantai = 398 units

TOTAL = 1,709 + 1,180 + 2,100 + 1,204 + 1,000 = 7,193 units to be spread over 5 years = 1,438 units per year of incoming supply here.

I bought my very 1st apartment in pantai hillpark was 2004, priced at 185k. bought the 2nd 1 on 2008 priced at 210k.
Those days UOA places are all squatters and very rundown suburb. I bought it becoz of location. Very near KL & PJ and midvalley just 10min drive. Witness the opening of NPE and traffic is triple heavier now.
The original launching price back then was only 110k i think was on 1997 or 99...can't remember. It's the only quietest place i could find in the city facing bukit gasing and you still can see some monkeys or squirrel running around.
Now i just wonder where those squirrel or monkey gone...the place is over develop!
Last year the traffic is horrible there after UOA came in. Community centre there, another 2 block development. KL gateway came in last year. Now Pantai Sentral?!? You gotta be kidding me!
Do they ever do some research on traffic flow?!? Any statistic on population there?Last year i took 1/2 hour to reach Federal Highway from my condo. Those days i drive 10min to midvalley!
Soon or after Bukit Gasing will be wipe out and left over just a concrete jungle.
When i surf thru IJM webpage and watch the video, it's really a shame and they don't know the overdevelopment actually destroy the ecosystem and supposed to be reserved forest now is shrinking. icon_question.gif

I really pity on youngsters nowadays on the housing affordability. All those property hikes must be stop!
Government need to give intensive on 1st home buyer like what Ozzie did. Put heavy tax to 2nd home buyer.
I was once a youngman before and walk thru the process and work like hell with peanuts pay. But those days different as fuel price and property price not that bad as today! sad.gif
