GR is good for own stay and I believe the value will appeciate quite well in the future.
It is 10 minutes drive to Mid Valley and less than 20 minutes drive to PJ. The accessibility to KL city is quite convenience too.
Look-wise, it is not a masterpiece but is quite acceptable to me. This is subjective and everyone is entitle to their own opinion.
I think not a lot of flippers buying this property as most who bought it are for own stay and originally from Cheras (which is good).

midnight 2am right? otherwise during morning peak hours, 10 minutes you might still around the traffic light near to the hyundai service centre.

From green rsidence via Cheras-Kajang highway to Connaught to MV, guess need 15mins++ if without Jam la, but imagine the connaught there, sure slow n jam.. reach there would be ard 25mins d..

PJ?which way using? if passby MV to Federal. Yes maybe 35mins to One Utama/Curve using kerinci link.. or mostly more than 40mins le. lol

which part is of the photo show the Forest being reserved by binastra for this development?
the Front one or behind?
If behind, then any development infront? viceversa.

it is always the ideal travel time stated ma haha ... else if all put traffic travel time ..i think 2 hours also wont reach sometimes.

Just wonderin which path faster:

1) My way (From the mines to MV) via Sg Besi highway, kuchailama, oldklangroad to MV- Moderate Jam at 6PM... took only 25mins
2) Way from Green residence to MV via Connaught there?
3) Way from Damaiperdana/Alam Damai to MV ? (Alam damai to Bukit mandarina 10mins)

Which one easier faster and lesser jam?

I only have the answer for no. 2.
On weekdays, 6pm, it will take you about 20 mins from GR to MV via connaught (east West link). Traffic jam are mostly after Taman Desa towards federal highway. On Fridays, will take you longer time.

1) got toll. not bad. also may jam like hell. depend on what time. acceptable.

2) stil the best. and no toll. quite direct and straight forward way. only may jam when reach federal highway.

3) no toll... but road too bumpy... many speed bum at damai perdana. many traffic lights at alam damai... looks like short distance... but sibeh jialat. can be worst among 3.

Agreed with no 3, too many bumps n traffic lights. Not suitable le for speed racer lol. Better they stick with their alam and damai.

If from wotp or balakong direction to mv. Option 1 might be better than option 2...Cuz sometimes the batu 11 really jam like hell even small distance.

If from Green residence definitely only one way which is connaught.........saje.

usually i will just open up Waze and check on the traffic conditions. If ideal no jam, from GR to MV via connaught is really the fastest.
