yup, You Vista already is overpriced with its very near to MRT selling point. But Green Residence should be lower since is further from MRT, just hope they dont go over their head and try to play the pricing game. 600k+ i would rather topup and get a landed in Mahkota Cheras ...

i think better dun expect MRT station as the main factor since it is not that near. Walking might not be feasible enough except if it has feeder bus to the MRT. Nearby MRT is a plus and Green Residence is nearby Green Terrain too ... so one can do the maths on the nearest station.

it depends but the shops are some basic necessaties then its good also such as a laundry shop (DIY) would be good, a 7-11 mart and thats it. Maybe a simple cafe or kiosk for snacks is acceptable. As long no noisy restaurants and sort would be good to go.

Scott Garden is along Old Klang Road. The shotlots there are very happening, got alot of Pubs and drinking place dubbed with some restaurants, cafe, Tesco there. Good prospect and potential growth but downside is will be a bit too noisy and crowded during night.
