Any more details like layour floorplan masterplan and so on?
SA seems not interested to entertain me after i've rejected few meeting due to location too far and during peakhours. As SA should just be aggressively find buyers and match our time. Any other SA feel free to contact me. thanks! |

QUOTE(my44 @ Jan 10 2014, 09:21 PM) So you just signed up in this forum to say thanks to your friend, Kimi, who by the way has also just joined the forum? You are so kind. Haha bro, very surprise? not new thingy anymore in lowyat forum.Anyways, she said Maintenance fees is 33cents. Every project maintenance fees stated without including sinking funds. Please make sure the 33cents is (maintenance fees + Sinking funds) both are different. |

QUOTE(Inv 3699 @ Jan 11 2014, 12:39 AM) ya, so far..is the highest rate as I know for residential unit.., I mean not at the true prime area.. hey bro, so you interested this? Just browse tru their website. looks quite promising. How do you compared to the "neighbour" condo? hehehe Green Residence layout looks good especially the Type A 1400sf with all bedroom has their own bathroom. hope I m not the katak bawah tempurung...shared the wrong info la.. the green terrain only 20sen, (actual is 18sen I think).. of cos, GT only come with veryyyyyyyyyy basic facility. Met the agent last 9. The main adv, to me is, it will be completed same together with the MRT , not bad is it?... Maybe they need to maintain the lush green area, the big 2700sf gymasium gua, thats why need 33cents to maintain But seriously it's kinda expensive as compared to nearby YouCity, DreamCity, WOTP, CT, VINA also around 26-27cents (exclude Sinking funds), and yes they have big land size from 8-10 Acres and have more facilities. DreamCity - 3 swimming Pools, 3 Tennis Court and 3 Gardens etc WOTP- 1 lap Pool, 1 big Park, Gardens, Basketball court etc CT - 3 Swimming pools, 3 Wading pools, 1 Tennis Court 1 Basketbal court etc. the list goes on and on. Well Binastra may need to re-adjust the maintenance fees, otherwise sure scared away buyers, as Maintenance wil increase after JMB formed stil. QUOTE(wbyee78 @ Jan 11 2014, 11:06 AM) Yeap reasonable price. To me, Green terrain looks medium end, facade and main entrance looks too plain. Guess this Green residence will be more high end luxury than this G.T. But target on those who want it cheap for ownstay la. This post has been edited by Kvsual: Jan 11 2014, 10:15 AM |

QUOTE(junl00ng @ Jan 11 2014, 01:37 PM) According to google image, should be something like this I found that from Google image too. But there r space for balcony especially larger unit. Hmm perhaps it's just balcony like others. Just the term used differently guess.http://www.southeasternornamental.com/fals...b-04_custom.jpg |

QUOTE(5sm.kamenrider @ Jan 13 2014, 09:43 PM) Today, SA called me and said the maintainance fee is re-adjusted to 0.28/psf+10% sinking fund=about 0.31/psf. I think too many ppl complain of it and that's why they re-adjusted it many times. Hi 5sm.kamenrider Bro,I am the one who totally give up buying this project when knowing this high maintainance fee charge. Actually, even 0.31/psf, i still feel expensive because as I know, there is about 3 acers forest area where ppl can not walk in and use. It is protected area over there. I think it means the management do not need to spend too much money to maintain that forest area in the future. If deduct this part, i can't figure out why still need so much maintainance fee. About false balcony, after checking with SA, ppl can stand outside for sure. But it is a little bit narrow. There should be 2~3 tiles based on 1X1. Regarding to its price, it seems changed today again. Now the big size one is about 500psf and the smaller one is about 540 psf. the big size one seem worth but can not image how to afford that high maintainance fee. I think I just can say goodbye for this project. What's the current package? any rebates & DIRS given now for this project? 500psf is before rebates? then would be reasonable priced. after rebates hopefully ard 460-480psf? otherwise goodluck for selling in 2014, while other hot properties are facing slowwww sales recently. expected! QUOTE(5sm.kamenrider @ Jan 13 2014, 10:07 PM) 500psf is after rebate for the big size one. 540psf is also after rebate for the smaller size one. wow 10% + 5% rebates? seriously? I though no more rebates allowed.i do not remember the exactly detail. As I remember no DIBS already. the package was posted on previous post by other ppl. The smaller one is 10%+5% rebate. I think the difference is the big size one got extra rebate. If want to know the latest package, must ask SA to update again because every day different la. definitlety a good price 500psf after rebates. You should re-consider if u really like it and concept. the Layout still practical. |

QUOTE(5sm.kamenrider @ Jan 13 2014, 10:43 PM) But the smaller price is about 540/ psf after rebate. If same size one, Cloud tree seem afford better price and facilities. Its concept is also attractive to me and the maintainance fee is 0.26/ psf+10% sinking fund =about 0.28/ psf. Cheaper wo! lol first i never mention bout CT here yea.Hmm yea cheaper maintenance, but not much different actually dpends on ur unit size. The price of CT increased ady, but not sure to how many %. Contact the SA and compare la, and other new launching too. Goodluck~! |

QUOTE(5sm.kamenrider @ Jan 13 2014, 11:22 PM) for GR if smaller size block, 12 unit every floor. Better contact both SA to confirm and compare.for CT, 4 unit every floor. for about 1200sf, GR is 540/psf including kitchen cabinet, ...etc. I heard CT is 490/psf after rebate without any reno or kitchen cabinet...etc. correct? this price has been increased ady? how much psf before? i guess the difference about 50/psf should be enough to simply reno, right? No good to talk about prop in other threads also la. |

Saw the post on Property lifestyle FB page.
Some commented the SA claimed it's only 800m distance to Cheras Sentral mall which is not true. Exclusive agent should be DO realty. |

QUOTE(HELLO HELLO @ Jan 14 2014, 10:14 PM) How near to MRT phoenix plaza? Walkable? Hot hot selling point if walkable. I think the weird layout should be on block A B C D where only 1-2units for selling. (816sf)good thing is lower density than CT. No weird weird layout macam some CT units. Layout Overall quite standard. According the masterplan still have many green on the right side near security guard area... That Huge piece of green land is under GR compound? For camping use? Retention pond at the back within GR compound... hmmm look interesting.. 960sf & 998sf units on Block E are quite standard layout, better or the same as today condo layout. It's similar to Wotp Block C small units too. 2052sf units in Block E is weird for me,but not for others who might want more rooms (5 rooms 4bathrooms), suitable for big families. (Luckily I've saved the brochure before they removed). Hehe Layout of GR quite okay prefer the 1400sf type. But too bad their balcony is small. And the additional pocket garden added fixed there with plants by Binastra? Or a personal garden for owner to plant their flowers/plants? Been to the site, impossible near to MRT phoenix plaza. It should be nearer to the opposite Mrt near You City. This post has been edited by Kvsual: Jan 14 2014, 09:45 PM |

QUOTE(HELLO HELLO @ Jan 14 2014, 10:47 PM) CT best layout is 1200sf-1300sf layout. Just 800sf very spoil the taste. And the 2000sf look weird also. Yes u r right.GR got another unique selling point. Overall layout plan... Most unit ada banyak toilet. Those standard units come with 3rooms 4 toilets. Geng... For toilets lover Just that developer need to meet housing requirement of medium cost/ smaller units for those project large land size. CT 9.18acre has no choice but have block of small units total 260units at the most far right. Just like how Wotp plan their block C to meet this requirement. luckily block A1 A2 (1269-1545sf) quite far distant from the other blocks and separated by the Villa and the uphill path, at least feel like a separate developement/condo individually. Not packed like sandwiches like kiara 1/2, ZR, rainz, and opposite Parklane oug. Yeap. That's why I said 1400sf units nice as 3 rooms with their own toilets. Cuz they r bigger size unit la. Hopefully this GR gonna be really high end, not like the Green Terrain, looks so...Low/medium end. |
