Yeah, price these days are crazy. One think good about it the 20k add on for ID is a good deal. The SA told me the ID worth 150k buy i look at it maybe 60-70k. It depends how n how you look at it lor.

It definately not worth 150k. ( you know la... SA.... don't ever need to be responsible on anything they say.). Though, 20k definately not enough. It involve more than ID- all electrical appliances, lighting , furniture are included. Also has this unique U-BOX cabinet which is very niche and save lots of space while offer sufficient storage.

Also- not to forget it save you a lot of trouble in design, getting quote and arranging for renovation works with contractors. It is an easyway for someone to move in soon, or rents it out.

I bought 1 unit and already signed SPA smile.gif The bank has also released the first 10% so interest has already started for about 2 - 3 months now.

I started to serve the progressive interest few months, the financial bank will issue to you each month interest charge, for maybank I do not know how they play, cos Maybank customers no need to pay progressive interest, the bank will accumulate all the interest charge add in to your loan while project completion.

YUP, i bought during launch. SPA sign long ago (July or so last year)
Though, they only make their 2nd claim in Nov/Dec or so due to slow site progress. So interest is for the 2nd 10% only assuming you pay the first 10% yourself.

On side note... most likely BLR will maintain in BNM Jan 2015 review. Next review will be in March, hope it stays.

Hey Jeff... The intend is for investment- though not sure how things will turn out in 3 years time.


Was at i-property fair yesterday and Potpourri does open a booth.
The SA claim it has been 65% sold.... and mentioned about 5% discount now. Means much lower entry price. I guess they had increased the selling price and give discount to make it easier for buyer.

Great, I also bought for investment now waiting for loan approval. I make my booking last weekend, there are quite a few units that is available. Majority are those above 1000sf and some 755sf.

What unit you go for? I've got the 1200 sqft type.

800sqft and below mainly for investment/rental while
1000sqft and above is more for own stay.

So i guess most buyer are aiming for renting out.

Happy to hear the sales are doing great. We bought a 755 unit loan with maybank. Generally u dun need to serve the the progressively interest before it's fully built. However the progressive interest will hv additional interest charge on top of it. You only serve the full amount when the project is ready.

The 20k investment on ID is definitely worth it if buying for investment or either own-stay.

Good question...
if base on current market- RM2000? Sure will kena bash that would be 3% yield or so.
But how would be the price like in 3 years time? Let's hope will get net Rm 2500, that will be like 3.75% still not enough to cover the interest.

This case study is based on the 871sqft @ 800k.

Well.... not sure if such view optimistic or pessimistic...

I think to be more realistic should be 2.5k-3k. You have to remember is fully furnished and the furnishing is not those cavenzzi or ikea furnishing. If the furnishing is really like what we see in the showroom than it is possible. After 3yrs anything can happen! rclxms.gif
