QUOTE(genesis87 @ Jul 13 2014, 12:38 AM) When I was given the letter to sign to extend the period I didn't give too much thoughts into it. I guess that clause is just to protect the developer from anything that is unfavorable (e.g. the cost suddenly became exceedingly high to bear) which is normal? Jus wondering what is the minimum selling price for block 7? I bought the smallest unit in Block Freesia... Btw, was there earlier today to sign my loan agreement and noticed that they have now already started selling the 7th block. Looks like sales progress has calmed down a bit. [attachmentid=4051810] |

QUOTE(Helsinki @ Jul 13 2014, 08:08 PM) Yeah I got that unit. Any thoughts regarding it ? I'm so young in this and I dont know whether is it a good buy haha Same here...I'm still contemplating between this or The Potpourri...2 bedroom 1 car park vs. 1 bedroom 2 car park....one is within walking distance and direct linked bridge to mrt, another one is within 600meter away but lots of lifestyle facilities... |

QUOTE(genesis87 @ Jul 13 2014, 09:16 PM) Yup, but the 8th block is not opened yet. When I booked my unit only 5 blocks were open. And the 6th block was launched during the public launch and now the 7th. I'm guessing 8th block will be soon when they hit a total of 80% sales? Thx...honestly the facilities and overall concept looks good...compared to Mah Sing project. Besides the mrt with direct connection. Avg 250 unit per block*total 5 blocks = 1200 units. It is super high density....but an still struggling to make a final call whether should I top up rm80k for SHC or save the rm80k for Mah Sing...what say u? If I'm not wrong the 7th block is Block H (Heather) and it's all 12xx sqft and above. Going from 9xx to 1m onwards. |

QUOTE(Clueless07 @ Jul 13 2014, 09:55 PM) Own stay or investment ? Thx for the feedback...I bought the 755 sq ft with decent size of living room and kitchen.fully furnished with quality fittings plus ID design with addl rm20k..I guess rm80k is worth for the pj address and matured township...plus rental return seems good at this area too.MahSing at D"Sara? Tat is next to Help International school right ? Not sure how big is the school. Many development coming over that area. RrI development will start soon. Milton also has somethig along the way? Personally I just like ara dmsra better- more developed and mix among low density housing. Decent commercial but not peak at weekend. Yeah- weekdays traffic is bad, can't deny tat though which place don't have such issue? Though... U pick 575sqft? Tat is really too small right? Help university is inside sub any bestari, within 10 mins walking distance from my house...in fact the D'sara sentral is quite a distance from here...around 7-8km Malton has a piece of land right next to Star Avenue...hasn't announced anything yet. Not sure is a high rise or landed property thou... |

QUOTE(genesis87 @ Jul 13 2014, 11:04 PM) I would personally prefer Ara Damansara and for this project, since the density is not as high as others. Slightly below 1000 units Hahaha, that's true. Been to south gate once and dun think I'd. Ever want to go bk to that silly place. Tiny parking and just not user-friendly design layout. At least 1 Utama is one of my favourite shopping malls for the last 10...I hope SHC can take over Citta mall and named it as 1utama 2... Just a wild thought haha Also it would seem that Mah Sing has been receiving quite a number of complaints throughout this forum but you're the best person to judge for yourself haha. |

QUOTE(cgc2000@gmail.com @ Jul 13 2014, 05:17 PM) Premium for the lease extension is rm19.1m which developer is appealing on the amount. On maybank interest capitalization, it is offered under semi flexi loan. Fully flexi quota already fully utilized. called to SHC office. the SA said they have received the approval, now appealing for a lower premium. so it is more or less of guaranteed to renew. rm19.1million / 743 units = rm25k cost per unit is less than 5%. with a premium pricing on a leasehold land. I dun see why SHC wont renew to full lease of 99 yrs...unless they r super stingy developer... |

QUOTE(Clueless07 @ Jul 18 2014, 05:44 PM) 2nd floor is podium floor wo. Sure very meriah... especially weekends unless your unit is facing outside. ( that would be at least 3/4th floor from the road. sure! pls start with a new thread - The Potpourri Ara Damansara...yeah- what size and how much you pay? would suggest to pay a little extra so something could get u a long way... long term try to get mod to change the name... else will start new thread- anyone supporting? I've booked the smallest unit too, now thinking to upgrade to 1+1 bedroom plus study room. 871 sq ft RM720k... |

QUOTE(Babizz @ Jul 18 2014, 02:41 PM) I booked level 5 + 2 levels from ground (since the lobby is double ceiling), facing sime darby soho unit...guess that will do fine, fresh air circulation compare to podium unit...can be quite noisy if your unit is facing kids pool. |

QUOTE(Clueless07 @ Jul 18 2014, 09:52 PM) Thanks Lucifah. Will prompt u once I got the post compiled. I still prefer balcony unit, that can make a little garden and fish pond for my liking =PBalcony not really worth the premium wo. Furthermore, mind u maintenance fee calculation inclusive of balcony area ya. I rather pay a bit extra for living space instead. |

QUOTE(PeriPeri2014 @ Jul 18 2014, 10:41 PM) definitely! I went to see one of the subsale units done by TTDI jaya - Subang Soho. guess what, they only have 5 visitor parking for the entire building! plus the maintenance looks horrible, no grand entrance, the paint on the lobby is falling off, no air ventilation or aircon at the main lobby. it was so hot n stuff while waiting for the lift. plus there's no aircon inside the lift too...I wonder how ppl tahan this condition. while paying a premium for the maintenance... |
