Based on S&P price of RM 939,800, stamp duty is RM 22,194.

Went to developer office this morning to make the payment and inquire about 2 item:

1) 4 month advance - They will consider this as Advance Payment after our 1 year free maintenance fee period over (which in our case it end on Feb 2016). Therefore we do need need to make Maintenance fee for March, April, May, June 2016.

2) Maintenance period start - The period start on the date latter release which is 11th Feb 2015. I asked why we need to start when the house key is yet to be handed over, but they claimed it is written in the rebate notice when we sign-up. (Anyone who has this document can you verify as my document is not with me currently).

I am dissatisfied for 2 reasons:

1) Despite having cleared outstanding payments (loan disbursement and miscellaneous charges), key is still not ready for collection. Excuses given:
Mon 23/2: Accounts department has not verified payment.
Tue 24/2: Accounts department person is still on leave.
Wed 25/2: Payment verified but person in charge of keys is not around.
What's next? Loan interest is running and GST is around the corner.

2) Today is already more than 2 weeks after maintenance started. To my surprise, the whole area is pitch dark. Shouldn't common area lighting be part of maintenance?

I wonder if anyone has successfully collected keys. Please share your experience.

MOT is clearly excluded from developer package.

Just made all the payments today.. just pending final drawdown from bank which should be by tomorrow morning according to the bank staff.

The appointment will be arranged by Mitrajaya on first paid basis. Who pay first will get earlier appointment.

I asked on why the area ligthing is not turned on, the staff said because no one has yet to collect the key. So once there is people moving in, then they will turn it on.

The staff also said, developer is no longer in charge of the property. Once you paid and get the key, everything will be handled by maintenance company.

Didnt ask specifically about that, but from what I understand we need to liaise with maintenance company about everything despite perhaps developer still has role to play (E.g. make conctractors fix the defects).

Heard from HSBC the payment is out on the 17th during CNY, it should be on Developers account.. however they still have not made any appointment despite the payment is already being disbursed and I had done the payment for the deposit & ETC last week Tuesday.

On the warranty, they (Developer) should be the contact point and responsible not the management company who is paid to do the work for us until the JMB is organised and take over to review.

I hope we (owners) can meet up and create a group for common sharing purpose and we can take it up from there for other issues later on jointly.

Called them almost everyday but still couldn't make appointment too despite all payments and bank disbursement have been made. Thats more than 1 month already from the date the maintenance starts.. At the very least they should waive another 1 month of the maintenance fee...

Their office is open this Saturday right? Anyone free to come and complain together?

I support developer should waive another 1 month of the maintenance fee since no key had been handed over to anybody for various reason.

Also agree to meet up this Saturday thumbup.gif
