3) 3rd year full rental

And many more shop benchmark to 1U, Midvalley and Berjaya Times Square. Need to compete with 1u is really big headache for TG.

opened 6 years ago, also has cinema and grocer. grocer moved out now and its 95% empty
2. empire mall
opened a year ago after delay, now being sued by its tenants and investors. i have not been inside but heard its quite empty also.
