Sifus, I need advice

Can I apply loan from panel bank but not from specific branch of the bank but using TLS lawyer?

Ppl said MLTA is better than MRTA. Is it true? How many years is standard and if I take 30 years, is it reasonable?

yes, the panel banker have to deal with developer to ensure that they agreed follow with developer's lawyer...

MRTA & MLTA, it depend on your budget....of course MLTA better if you plan to buy next property...

For own stay, now booked jor.. wanna buy this house cuz no money to buy landed !! Damn expensive now sad.gif

no money for investment, but of course with oppurtunity and preparation, i would like to invest as well in future, not now..

need money for marriage sad.gif ..

Everything is $ $ $ $ $

I see many smart ppl invest here.. less own stay.. later at night scary ler if invested house no one @_@

but how much u all think this place will appreciate? Say next 3 years can go RM500K or not ?

my family and gf stay at bangi and kajang,

i chose this cuz is affordable for me, and to stay near to them.

im a salesman, one of the reason i chose condo is the security there. If i go outstation, at least my gal will stay in safely.

another reason as its near to Giant as well.

Disadvantage is a bit far from there to shah alam. if i choose highway, it'll be more expensive ler

So need advice anyone whom traveling from Ivory to shah alam

I used to work in Shah Alam for 3 years and left the company 5 years ago..

my usual route:
SKVE -> RM1.6 (Puchong South toll) -> LDP -> RM1.6 (LDP USJ toll) -> Elite -> (RM0.9) -> Batu Tiga

I live in Sg Chua, thus getting to SKVE pretty fast


Added on December 27, 2012, 11:38 pmby the way.. some ppl regard Kajang as a town of "toll trap"... tats y i quite like township like bukit jalil-kinrara-oug enclave, in the middle of klang valley.. less toll to other places and no toll to KL city..

the good thing about kajang is toll free to putra/cyberjaya, where i work now.. hehe.. cyberjaya is the next town of "toll trap"

Whoaa. 100km Daily plus the traffic and tolls

Can you stand it? Check back all the expenses incurred. You might be better off getting a slightly expensive condo nearer to your workplace.

myself from sg chua to batu 3 about 80km perday.. did that for 3 years..

from ivory to shah alam, yea possible 90 to 100km everyday, servicing the car every 2 months... (assuming 5000km every service).. sweat.gif

But Shah Alam is huge. The guy may end up driving more than 100km everyday plus the traffic, etc. Plus property in Shah Alam is not that expensive (Compared to KL Prime Area) and with Rm400k, you can still get a decent landed if you're lucky and definitely a nice apartment.

Assuming petrol is RM20 per day x 22 = RM440. Tolls maybe RM5 per day x 22 = RM 110. Total = RM550. You can even rent a room at this price or get another low/mid cost apartment.

Just my 2cent
