Hi,

FREE SPA Legal Fees
FREE Loan Legal Fees
FREE Stamp Duty

am i correct to say that all those law documents are free? we just need to pay down payment (which is 1%) and above those legal fees are free?

any other fees required to pay by our own?

please advise, thank you

It is hard to predict the question you asked over here. Basically, the amount you will be paying is depending on the amount of loan that is being released by the bank to the developer on a progressive basis. You start up pay will be low. Bank will release the subsequent money and the interest will be calculated based on how much it is released. That concludes, the amount will keep increasing until you get a key.

After 2-3 months you might be paying RM200+ then after 1 year + paying  RM 400 +, then few months later 700+ till the maximum amount once you get the key when you start your exact loan payment . Iamgoodman mentioned the total overall will be 4% of the cost of the loan and yes he is correct and that is roughly.

If you would like to get the exact amount, you will have to talk to the banker and they can show you a sample for first few months, after one year and stuff. Hope it helps.

Hi Sifu's,

My loan is approved and will be signing all the relevant documentation tomorrow. Banker is CIMB: Loan tenure is 40 years@ -2.35BLR, no MRTA/MLTA, no lock-in, flexi loan.

Just wanted to ask if there is anything I should pay extra attention to during the "signing ceremony"?

This is just the LOA right? I believe there is a RM200 processing fee that you would need to pay. It's not your loan document yet.

Only low floors are available. Call the SA in case there are some lots that are released due to unable to get loan.


Added on December 5, 2012, 11:25 pmAnyone know any bank other than CIMB that offers good rate + no MRTA + no lock-in period? Please share k?

look like there are a lot a lot of loan reject... many ppl just try their luck since booking fee is only 1k, and just pay almost 4K to own a unit, thats really attractive...

this property suits for those small potato investor like me.. biggrin.gif

Just to update fellow interested forumers, during my visit on Thursday, there only a "handful" (as in the number of fingers on one hand) of remaining units, most due to rejected loan applications by aspiring owners. The units are 4th storey and below.

First ear info that this weekend, alot of hopefuls will be dropping by the Sales Office for the signatory ceremony. Congratz!

don't think they will launch it anytime soon. either it is already sold to China investors or it will be launched in 2015 when the building is ready. best if you could grab a good "released" unit in Block A or B. All the best
