Not doubting the capability of the Penang Gov, IMO it is mainly due to very limited land in the island.

Too early to tell for rental/flip in nx 3-5 years..could be longer..but no harm in buying if u hav no issue in holding..15 years abroad, should hav more than enough to hold unit in HYVE..😜

I hope don't need to hold for 15 years. 7-8 years still viable.

i suspect the price will drop for unit with small size. unit with area >1000sqft is safer bet.

very simple, supply and demand.

I was at Expo @ Singapore for last few days, amazed to see how Singapore government build up Expo.

Cyberjaya has to be build like Expo, it will be super nice.

Cyberjaya is close to KLIA & LCCT, wish to see High Speed Train from Singapore hit the Cyber stop. Building it up, will be as easy as ABC...

By the way, some foreign banks in Singapore, like Standard Chartered @ Expo is moving to Penang...

Thanks max_cavalera.

Honestly, not familiar with the territority at all. New to property in fact new to KL & Malaysia. After 15 years overseas.

If 3 years is consider as short term, how about 5 years in total? Holding it for another 2 years? I'm just not sure about the rental market there. I believe a lot of students in the area. And the studio concept will be suitable for singleton - workers or students.

Thanks for your advce though. Cheers Seamus

long term holder aiming for rent with intention of slowly building up their equity by reducing loan amount in their assets will do well here. i entered this market when i was 22...9 years ago(my unit completed when i was 25)...rental has slowly gain momentum frm only covering partially of your monthly instalments loan+maintenance fee+bills to covering all the above plus additional small nett profit gain monthly.

I also manage to reduce my loan commitment to almost 20%...that plus slow but steady capital appreciation....could profit around 80k-100k if selling now but my aim is for long term gain that is its going to be my retiement assets.

You would do well if you have very strong and long holding power and strive to get positive cashflow monthly...safes bet would be a condo right now 1000sqf+ with open, spacious and simple layout...where you could go plan B and rent by room(easy to add partition room as well) if renting by single unit proves to be challenging to get the rental that match ur requirement.

gonna be a floods of studio, soho aka pigeon holes in the next 3-5 years here...reckon the general price is going to stagnate short term upon launching...but will be gaining slow but steady momentum in more than 5-7 years after it is completed. rental and capital gain also should be judged on the average population in cyberjaya spending power... i see many owner here with wrong strategy hard to rent their unit and high turnover of tenants.

MAHB: KLIA2 on schedule to open on June 28
By Leong Hung Yee

KUALA LUMPUR: Malaysia Airports Holding Bhd (MAHB) says the klia2 - the new low-cost airline hub - is on schedule to open on June 28.

The airports operator said on Thursday all efforts were underway to meet this target date.

"MAHB is closely monitoring the progress of the work being done by the contractors," it said.

Although some works by the contractors were behind schedule, they were ramping up their efforts to meet the deadline, it said.

MAHB is employing 1,102 new staff for KLIA2, of which 746 are aviation security, 86 are airport fire and rescue services, 98 are engineering and maintenance and 172 are operations services.

MAHB also said its managing director Tan Sri Bashir Ahmad Abdul Majid, who has been with the company since 2003, had requested the board seek a suitable successor.

Bashir's contract ends in June.

However, MAHB said the board would like Bashir to continue to guide the company through the current challenges facing the aviation industry.

"The board will in due course identify a successor and will provide sufficient time for a proper transition. The board has deliberated the matter and has forwarded the matter to Ministry of Finance for its decision," it said.

Sorry, should be opposite Expo.

Very futuristic, I wish to see more companies crowded the center of Cyberjaya, like this way...
