SK demand and rental rate seem going up slowly.
the demand is there. more and more asking for it. many potential tenants after compare with natur/suria green most go for SK. even the natur/suria green rental price cheaper than SK. natur/suria green way too deep inside for them. many prefer SK due to better facilities, easy access to highway and near to happening c180 commercial hub. and also due to booming of ioi city mall created more jobs. many mid low income workers work at ioi city mall choose to rent here. driving distant from here to ioi city is quite near for them + TOLL FREE!!. sibeh very a ++ points for mid low income tenant. It is advisable to rent out your unit although you could not fetch high rental in view of expensive outgoings especially Cukai Pintu (Assessment) which is based on Commercial rather than Residential. It simply not feasible to wait for the take up rate for mall like Cheras Sentral to improve. Do you know Cheras Sentral is NOT near to Silk Residence ? How sure that people working at Cheras Sentral will rent unit at Silk Residence. It is like they said you wait and wait................until the cows come home. This is the most lucridous posting I came across. You better grow up man.

I would like to share my experience on renting out my unit and I hope it will be useful for you.
1. It's necessary to pass the key to the property agent so that they can bring tenant to view your unit. 2. I contact three agents in the first two months. Never heard from two of them. The remaining one whatapps me occasionally to check my rental price or updating tenant profile who will visit. 3. I find another three agents from iproperty and pass the key to them. 4. I also made free advertisement here http://www.propsocial.my/ 5. I rent out my unit in one week time after step 3 and -when my unit done all grill, air cond, water heater, curtain rail -clean my house, mop the floor I am a bit lucky because someone want to rent fully furnished unit so I bought all the furniture and rent out RM1600 per month. I feel that agent wouldn't bring tenant to view your unit until you have some basic installation like aircond, water hearter, grill. They will rather show tenant the unit which has something rather than empty unit. Good luck. |

QUOTE(peri peri @ May 24 2016, 11:10 AM) macam got CHS stalker here. as for the access card, when they said upgrade the system, i also knew they are referring to the duplex access. so i don even bother to go change the card till i need to handover the key to my tenant... lol.... we highlight or complaint, next day suddenly appear. like: public toilet mirror swimming pool relax chair picnic table and chair install lift cctv more plants more greens they know we got duplex there play around, now chs lock all accessible except ur designated floor, 7th and 24 th floor only like this, we make more suggestion here lah, see next day got surprise or not Like that good also ma if they are stalking. then we ask for more demand lo. I still think they need to do some improvement on the cleanliness of the corridor and car park area. may be install some CCTV along the corridor? Can we have the intercom with CCTV to view every single guest that came and register under our unit? what else? pool table at the sky lounge area? lol |
