Overbuilt in the market and there are surplus units. Now it is buyer/tenant market. The demand for high rise unit is soft now. Unless the economy pick up the situation will not improve. It is better to rent out at lower rental than leave the unit vacant as owner need to service the monthly loan instalment.

Understand that skirting is necessary to protect the walls when you wash the floor.Of course you can say that you take precaution when you wash the floor so that the wall will not be got wet. Secondary it also also enhance the appearance of your unit. If you look around almost all condo units have skirting. IT IS All UP TO YOU whether you want to get it done. Many owners will have skirting done especially before they shift in. Best Wishes.

If owners can purchase a unit costing few hundred thousand Ringgit it would be wise to spend a bit more to do the skirting to protect your property. By the way whether your unit is square or not does not have anything to do with skirting.

Cheraspeople, yes this is a very pertinent question why the developer did not do the skirting. You might want to direct your question to the Developer. A rough estimate of the costs of the skirting is about RM1 k plus if you engage a contractor to do it. Regards.

The rental that can be fetch now depends on the PRESENT market forces ie demand and supply of housing unit and not on previous rental rates of old condo. There is now glut of high rise units in Balakong/Kajang/Seri Kembangan etc. You make your own decision how much you want to rent out your unit bearing in mind the state of the economy.

The market forces will determine the actual rental. It is not up to the owner or agent to set the rental. The tenant is not stupid or ignorant.

There are simply too many high rise units available in the market creating a glut. I do not see improvement in the near future as more and more projects in Balakong will be completed soon and additional units released into the market.

Is it true that the Selangor Government is not giving approvals for construction of Service Apartment and Soho for 6 months as there is a glut of such units in the property market which is facing slowdown. If true they should have done it earlier.

Now it is certainly a Buyer Market.

Buyers have soo many choices in the market

Agent informed me that recently he has rented out a unit for only RM850/-. No sure whether it is true or not.

Understand most purchasers who bought their units as "Early Bird" will still make slight profit PROVIDED you could still sell your unit. However the profit margin will be very slim depending on your entry point. Remember you have to 1) service your monthly loan interest during construction for 3 years 2) pay your Real Property Gain Tax to the Government 3) Legal fees & disbursement 4) Maintenance /Service fee from Second Year onwards and 5 ) Agent commission.

Well investing in Service Apartment nowadays is not so lucrative after all.. Additionally the Cukai Pintu, Cukai Tanah, Electricity, Water, Sewerage are all based on Commercial Rates which are much higher than Residential Rates.

What is worrying is the property market is in downturn and no one know how long it will last.

Everyone know that those with holding power will be OK but still affected to certain extent. What about those weak holders ?

What so convenient about Service Apartment beside a major highway with all those dust and noise. You have to buffer your unit with sound proof material !

Service Apartment will be imposed commercial rates instead of residential for their utility bills as the title is commercial. Wait until you get your ASSESMENT or CUKAI PINTU which will be assessed on commercial rates then you will know how expensive it is.

We have came across service aparment owners who only realised these extra costs when they got their keys. All these extra costs add up to huge sum in the long run.

Generally Condo (which is based on residential rates) is better than Service Apartment (commercial rates).
Know what you are buying that is important.

Thanks Asali for your info that early purchasers only paid RM2XX,XXX for their units. Saw some advertisements selling for RM4XX,XXX.

I have owned a Service Apartment and know what is the extra charges you need to pay as compare to a Condo especially the Cukai Pintu and Utility Rates.
You are simply stubborn and want to mislead the general public. The least you can do is try to be honest.

By the way are you trying your luck to mislead others by claiming that Service Apartment is convenience just because they are located beside road. This is totally absurd !

Have you actually stayed in high rise unit located beside a highway ? You will be the first person to run away as it is noisy and dusty.

SR just like other newly completed projects is facing weak demand. Just too many units available in the market. It is buyers/tenants market. It will take some time for the situation to improve. It maybe a good idea to rent out at lower price than to leave it empty. How long can you hold out as you need to pay your bank monthly instalment, outgoings like Assessment (based on Commercial Title), sinking funds, Quit Rent, Utility bills (minimum charges) etc.

It is advisable to rent out your unit although you could not fetch high rental in view of expensive outgoings especially Cukai Pintu (Assessment) which is based on Commercial rather than Residential. It simply not feasible to wait for the take up rate for mall like Cheras Sentral to improve. Do you know Cheras Sentral is NOT near to Silk Residence ? How sure that people working at Cheras Sentral will rent unit at Silk Residence. It is like they said you wait and wait................until the cows come home. This is the most lucridous posting I came across. You better grow up man.
