talked to an agent couple of days.. facing forest unit fetches higher rental by 200-300 bux compared facing LDP

fully furnished between 2300-2500 (1007/1096 sft)
bare unit 2100-2200(1007/1096 sft)

current tenant mostly from middle income group or staffs in setiawalk
according to the agent no african negro tenant yet...
setiawalk management did something to restrict them in (perhaps what the agent said is true)
*
there r no type C [1007 sf] units with 'forest'/east view & also there r no type B [1096 sf] units with 'lake'/ldp/west view in solace.

therefore, it gives an impression that the higher rental that 'forest' view units fetch must have derived primarily from the extra 89 sf, though the 'forest' view perceives to be more favourable.

as to which side (east vs west) generates a higher rental income would be by taking the type A & type D [845 sf] units for ideal comparision since they r homogeneous in size but with half of them in the opposite orientation.

i suppose quite a number of brio type C 1007 sf corner units were snapped up by HLBB (formerly EON) staff during launching day itself.

eventhough the flood did not enter Setiawalk, but this flash flood will make investors think twice before invest in Puchong. Summore SW will need to pay for parking. The charges are very high. This is not good for the mall.

Would you still buy if it is 400 psf but 2500 sf ? Is it still considered a good buy ? Just checking ....
*
there isn't such a size as 2500 sf but the nearest is 2758 sf [type K] located on the highest floor, level 26. only 2 units of this type r available on each tower. in the case of brio, the developer's price of type K was already >rm1.1 mil - 3 yrs ago.

a crew memeber of the joint inspection team patiently awaiting for acknowledgement after a power point was tested positive for electricity supply.

draining away water from a pail after all taps were tested positive for water supply. the pail is used to contain the running water from the taps so as to avoid wetting the bathroom, yard and kitchen floor areas.

as far as the unit interior is concerned, i opine that the workmanship cum finishing is definitely a notch above TZ that i had taken delivery of vp a year ago. joint inspection was assisted by the maintenance guys as well. the main con, jasmurni has put up an office at R2-9-10. brio could have been better had the main con paid more attention to painting (especially those units on 16th floor n above) n sps had chosen a more solid main door. defects liability period is a surprising 36 months.
