Hi, i recently got an offer and need some help in the profit calculate below, is my assumptions and understanding correct:

Assumptions:
- buy price: 400k
- sell price: 500k
- agent fee: 3%
- RPGT: 10%
- public bank penalty: 3%

gross profit: 100000

pay agent: 15000
pay bank penalty: 15000 (assume 100% loan to ease calculation)
pay RPGT tax: 10% of (gross profit - agent fee - bank penalty) = 7000
any hidden cost from SP setia's 5/95 scheme: 0 (none that I aware of?)

net profit ~= 63000

Question 2:
if I sign SAP now, and government change RPGT to 30%, will i be affected after 3-4 months when handover happens? is the RPGT effective from letter of offer or SAP?

Did u keep track the total interest portion than u lost during the construction phase? As I understand the moment your bank issued 1st payment there will be interest induced based on daily outstanding balance. Besides do not forget the stamp duty, lawyer fee and loan agreement. All these are the cost that you come out during purchasing a property.

I think for this case it is zero interest during construction period, the 5/95 package...

Agent fee is standard 2% + GST ( some agent obsorb the GST )
RPGT ( 2 to 5 years from date of buying - S&P and date of selling (S&P ) is 5% ), I believe your unit is more than 2 years by now.

Your ROI is : Selling price MINUS
- buying price
- cost of buying ( legal & loan agreement fee ) - if any
- lost of interest for your deposit since the day one until now - just count as 3%/annum
- interest you are going to pay from now till your loan is fully settled ( buyer's bank pay to your bank loan )
- legal fee ( normally this cost can be minized if seller and buyer use the same lawyer )
- agent fee 2%+GST
- bank lock in penalty

RPGT = selling - bank penalty - agent fee - 10K tax rebate ( this one may be no more - check this to reconfirm by checking your S&P date )

* mostly developers charge 1% as consent fee ( before issuance of strata title ) for changing ownership, Setia I am not sure - please find out.
*
the RPGT 10K exemption still there, that's no time limit.

Waiting for someone to come up and say alarm not working tongue.gif Seriously if the siren is sounding for one hour and the guards don't even bother to come and check, something must be really wrong. Good enough to sack them all with immediate effect! mad.gif

Besides blaming the guards of their inefficiencies, the owner of the shop also didn't take initiative to check on his shop even when the alarm went on for one hour.ni thought the alarm trigger devise will signal via his hand phone?

It's unfortunate such incident happened. They claimed the alarm sounded for one hour and no guards came over to check. If this is true then the fault is with the guards, no questions asked. The thieves must be daring as ass, still can wait for one hour there while the alarm was sounding! As for the company itself, didn't do any backup for their projects is their internal fault too. So, a reminder for all of us who are working, backup always!

I feel something hanky panky..insurance company will investigate, they won't simply compensate.
Burglary is not something new, and wat bout fire? Even for my personal data, I make 4 backups, put elsewhere.
I did experienced backup hard disc ever corrupted twice.
I remembered bout 10 yrs ago, my client a big printer (who owed many suppliers money) in Klang claimed the factory burned down all the machineries, causing 10mil lost, but after 2 weeks theirs new factory in Penang started full operation.
wait the police investigation report 1st.

If you consider the price of new launches in the proximity, I think it will be about 500-550psf, having extra cabinets and wardrobes will have slight premium over bare units, some units also have concealed ac pipings.
