QUOTE(KEN007 @ Oct 16 2012, 09:43 AM) Hi, anyone have comments on the current price of Setia Walk Solace? and how about the near to completion Brio? Is the current price of RM500psf justifiable or is it under priced (versus Trigon) + the future LRT station that would be build just right infront of Setia Walk's main entrance + developed by SP Setia (country's No.1 developer in The Edge Malaysia Top Property Developers Awards for 6th time, the only developer to have achieved this feat since the inception of the awards). then buy, don't think much. |

QUOTE(Akimoto Shun @ Oct 17 2012, 09:07 AM) jz curious, then why SPS won so many prizes all these years?... if not becoz of quality? is it becoz of the township development? yesA lot of awards in the market, you get some, I get some .. for different categories. QUOTE(UFO-ET @ Oct 21 2012, 01:35 AM) too early to judge, we will know by 2016 only, when LRT is ready, PFCC is ready, all the apartments in SW are occupied. No problem, opening can be postponed one.Currently the slow in take up rate (commercial) was largely due to high rental. Those shop owners are going to "break" theirs' rice bowl if they are insisting on charging high rental, high rental will eventually cause the goods sold in every outlets become expensive, at the moment I dun think majority Puchong folks have such spending power to consume in SW. If SPS fails to fill up the Entertainment Mall outlets (100%) prior to the official opening ceremony, the chances for SW to fail (not "Wong") is very high. |

QUOTE(Marine Boy @ Oct 27 2012, 01:34 PM) Everyone blindly criticized about Mid Valley ...saying the location is in the middle of no where. But today it dumb folded many critics & turned them into fools. Action speaks louder than words are easily said to ignorant people. I guess team work of all property owners comes in to make Setiawalk a huge success. Owners must not be short-sighted & must apply win-win situations. A typical dilemma of Malaysians have to be discarded, and Setiawalk management have to also make sure things are put in order. IMHO, SW shops surely will become better later, it's just a matter of time (2 years? 3 years?).Added on October 27, 2012, 1:37 pm If you hold any units & you foresee that the prices will drop, please contact me. If your unit price drops drastically, I would be more happy to buy from you. By the way, it can't be compared with MV, Wangsa Walk .. How can a street idea compare to shopping mall mega mall? Probably Platinum Mondrian PV 128 is what the coming days SW can refers to. Just my 0.02 cents. |

QUOTE(bigshark @ Dec 18 2012, 11:20 AM) talked to an agent couple of days.. facing forest unit fetches higher rental by 200-300 bux compared facing LDP in real market, this kind of justification (rm200~300/11.76%~17.64% higher for facing forest view) doesn't exist.fully furnished between 2300-2500 (1007/1096 sft) bare unit 2100-2200(1007/1096 sft) current tenant mostly from middle income group or staffs in setiawalk according to the agent no african negro tenant yet... setiawalk management did something to restrict them in (perhaps what the agent said is true) I checked the rental rate generally they're in rm1,500 (845sf) ~ rm1,800 range ... I don't know, probably because of you called to look for a unit for rental investment |

The rental rate difference is due to the demand and preferences. Forest view is facing east while LDP/lake view is facing west. Those who dislike afternoon heat would choose forest view without second thought. LDP view is also generally noisier than forest view due to the outlets downstairs, and also the traffic from LDP. Again, those tenants are who particular with noise will opt for forest view for sure. As you called it, preferences .. and demand => both criteria together = your justification. IMHO, yeah, I agree that people these days are more prefer greenery view. |
