Just found out few things abt KR2...

Sales status left 43 units of Type C. All Type A and B fully sold. Last Type B4 at T3 low floor was pre-book subject to loan approval. This fact excluded Lvl 1 Garden units which I expected sales hardly move on.

All Type A and B, if any loan rejection units, would be increased RM 20k ( as usual, those 2 car parks change to 3) and plus another RM 50k.

Type C would increase later on after Type Bs are secured. Tentatively RM 30-50k based on pricing with 3 car parks.

It means tat any new Type B buyer at say T3-02-02 @ 1276 sq ft. The new pricing is RM 654,300 including 3 car parks bfore 7% discount. It was RM 477 psf onwards after 7% discount.

If Type C @ 1457 sq ft increased at RM 30k, it would be RM 701,500 ( Lvl 2 pricing ) with 3 car parks. After 7% discount, it would be minimum RM 448 psf onwards

If not mistaken, for Type A and B increment of RM 50k will begin starting today.

Type C waiting for confirmation as still some units of Type A and B yet to obtain their loan approval.

Means, ATM, Type A and B can be sold easily and with this pricing, many would opts to top up RM 20k to get Type C bfore Type C increase later on.

Agree. Type C has better space for a 3+1 rooms and 3 baths layout.

With the new pricing, I dont see any reason a new Type B buyer would not opt for Type C for an extra of 180 sq ft for just extra RM 20k topping.

How much booking fee need to pay for?if loan reject can be refund?type C price 660k now rite?

Bro, 3% booking fee of the unit purchase price.

Fully refund if you would like to cancel the unit at the moment, before they officially launch this.

Type C now RM 660k onwards with 3 car parks.

Those units are consider prime units, where I suggested most of the KL or local people yet to accept a condo with huge garden style at low level and with the fate of collecting rubbish from the sky.

It was a good unit anyway for those garden lover, but look at the size given, most of the extra garden land was approximately min 50% of the unit layout plan, which I suggested was too heavy.

Look at Unit No. 1 at Tower 1 and 2, why gives over 1100 sq feet garden for the Type A which original layout is only 1117 sq feet? It's quite ridiculous to have have over 2,000 sq feet condo but actual layout was less than even 50% of the total space which we are required to pay RM 0.22 psf monthly maintenance fee or equal to almost RM 500 monthly fee.

It was a wrong strategy by the developer and let's accept the fate of the garden units would be remain unsold.
